Currently in the process of buying a small 15-bed hotel / guesthouse, and the bricks and mortar valuation has just come back as £105k more than I’m paying, which is nice. Doesn’t really make any difference though as the lender won’t lend on the higher figure (meaning less deposit, which would’ve been handy), and the property will be based on a commercial valuation in 18 months time anyway (which will be waaaaay higher) so all it is is a little comfort blanket that I’m paying 13% below market value, which is not easy in the south east. 👍
Hopefully will complete the purchase in the next 4 weeks and then the work properly begins. 😊
