Buying A Property Is Easy. Recovering One Isn't.

Recently, a landlord approached PPS after purchasing an HMO at auction.

The property had been bought without viewing it in person and the new owner had no previous HMO experience.

The challenge wasn't buying the property.

The challenge was understanding exactly what had been purchased.

Our first steps were simple.

✓ Collect the keys

✓ Meet the existing tenants

✓ Confirm which rooms were occupied

✓ Establish who was actually paying rent

✓ Speak with Blackpool Council's Housing Enforcement Team

✓ Identify immediate compliance concerns

What followed was a recovery plan.

The EPC rating required improvement.

The layout and room usage needed reviewing.

Waste had accumulated externally.

Drainage issues needed addressing.

Tenancy information had to be organised.

Rent collection systems needed implementing.

Working alongside the landlord, tenants and local authority, we created a clear action plan and prioritised the issues that needed immediate attention.

Today, tenants are paying.

Improvement works are underway.

Compliance issues are being addressed.

The landlord has a clear roadmap moving forward.

Sometimes The Problem Isn't The Tenant

One of the most common calls we receive from landlords is:

"My tenant isn't paying."

Recently, a landlord brought a property to PPS after experiencing ongoing rent arrears for more than two years.

The property had previously been managed elsewhere and the relationship between landlord and tenant had broken down completely.

Communication was poor.

Repairs had been left unresolved.

The tenant felt ignored.

The landlord felt frustrated.

Nobody was winning.

When PPS took over, we started with something simple.

We listened.

We spoke with the tenant.

We spoke with the landlord.

We reviewed the issues that had been outstanding for some time.

Simple things that should have been dealt with long ago.

Lighting that wasn't working upstairs.

A second toilet that wasn't flushing correctly.

Communication that had stopped altogether.

Once trust started to rebuild, something interesting happened.

The tenant started communicating.

Payments started being made.

Repairs were completed.

The landlord began receiving rent again.

The property became easier to manage.

Not every arrears situation can be solved this way.

Sometimes legal action is unavoidable.

But this case was a reminder that rent arrears are often a symptom of a wider problem, not always the problem itself.

Good property management isn't about taking sides.

It's about finding solutions that work for everyone involved.

𝗟𝗔𝗡𝗗𝗟𝗢𝗥𝗗𝗦 — 𝟯𝟭 𝗠𝗔𝗬 𝗗𝗘𝗔𝗗𝗟𝗜𝗡𝗘

If you have existing written tenancies from before 1 May 2026, GOV.UK says you must give all named tenants the official Renters’ Rights Act Information Sheet by 31 May 2026.

Failure to do this could lead to a fine of up to £7,000.
