🎉 Waghorn & Company is 16 today! 🎉
On 17th September 2010, we opened the doors of Waghorn & Company in Tonbridge.

Since then, we’ve seen seven Prime Ministers, Brexit, a global pandemic, lockdowns, stamp duty holidays, record-low interest rates and a property market that has certainly kept us on our toes!
Through it all, we’re still here, still independent, still on Tonbridge High Street and still doing what we set out to do 16 years ago, looking after local people and their homes properly.

A huge thank you to our fantastic team, past and present, and to every client, landlord, contractor, friend and member of the local community who has supported us along the way.

The evening is all about raising awareness and helping people understand how to check themselves and recognise the signs and symptoms of breast cancer because early detection really can save lives

What’s happening in the Tonbridge property market?

In short… people still want to move, but everyone seems to be waiting for:
• mortgage rates to fall,
• the Government to stop “helping”,
• inflation to behave itself,
• and Donald Trump to calm down for five minutes.

The market isn’t dead at all, it’s just cautious.

Good houses that are well presented and sensibly priced are still selling well, especially in Tonbridge, Hildenborough and the surrounding villages. Buyers are still out there, but they are definitely more selective and taking longer to commit.

The days of sticking a property online on Thursday and having 14 offers by Saturday lunchtime are mostly behind us for now. Estate agents actually have to work again… which, if we’re honest, probably isn’t a bad thing.

What we are finding is:
• realistic pricing is critical,
• presentation matters more than ever,
• and experienced sales progression can make or break a chain.

There is still strong demand for family homes close to schools and stations, character properties, and homes offering good outside space. The biggest challenge at the moment is confidence, not necessarily demand.

As always, local knowledge matters. National headlines rarely reflect what is actually happening on the ground in Tonbridge.

Right… back to juggling chains, calming survey panic, discussing mortgage rates and trying to persuade buyers that a slightly dated bathroom is not in fact a structural issue.
