Kylex building services was established in 1999 specializing in property maintenance and refurbishments. After having spent over 10 years being employed as a building foreman I felt that I needed a new challenge. I had gained a huge wealth of knowledge, as well as good contacts across the various trades, and many customers and tradesmen were encouraging me to start my own business. I now have over

30 years experience in the building trade and Kylex has been trading for over 20 years developing a reputation for conscientious workmanship and a high quality finish. A recent construction of a detached garage/workshop with power, water and drainage, and a remote controlled roller shutter door.

A multi camera CCTV system with remote viewing was installed, the roof space was fully boarded for storage, with its own lighting and power.

The client asked for a "period style butlers pantry" using reclaimed materials so that it looked like it had always been there.

Firstly the room was decorated, then we laid a checkerboard quarry tile floor that was contiguous with the existing hall.

The mouldings for the frame were previously salvaged from the building and for the shelving we found used pine boards from a cheesemakers.

Eleven old doors were bought from an Ebay seller and were disassembled to make donor timber for the cupboard doors. These had to have wooden blocks glued into all the lock holes and mortices before being passed through the table saw to remove the painted surface and then through the thicknesser to plane the edges and regularise the sizes.

Finally we were able to set about making the twelve cupboard doors in a traditional style, with four pairs being made as bifolds.

The remaining timber was made in to gallow brackets and shelves, which were then also painted.

The table top was salvaged from an old table and the table legs and frame were again sourced from a joinery shop on Ebay, which was then adjusted for size to fit the table top.

Finally, the half glazed door was restored to replace the existing solid door.

Roof, fascia's and soffit repairs, as well as external timber decorating and build a gardening shed.

We were tasked with repairing a leaking flat roof and making it a warm deck roof with insulation (it was previously unventilated and uninsulated and was found to be causing condensation in the ceiling void).
Whilst scaffolded we took the opportunity to replace and repair the fascia's, soffits and roof. Whilst up there we removed the window sash's, eased them and replaced the rusted and seized hinges, and then redecorated the external woodwork.

Dropping to the lower level carried out similar repairs but seized the opportunity to open up more of the low level roof to fit a humidistat operated extraction fan to the shower room (as there was no access to the ceiling void). the roof was retiled and an extractor tile vent was fitted.

Finally the low level roof was extended in order to build a gardening shed under it.

I don't normally do brickwork but this is the first part of a 2 stage project.

We were asked to build a buttress to support the back garden wall and lay a brick herringbone patio with walk through dwarf walls and drainage, this is in readiness for the second part scheduled for this summer. A new flush slate step was also provided for the French doors so there would be no trip hazard when exiting the dining room.

The second part of this project is to build a Victorian gazebo/pergola off of the dwarf walls. The timber frame has been salvaged from a orchid house that was once on the grounds, but as usual it will require some substantial renovation. I look forward to the challenge and I will post pictures on its completion. 😁

A small plumbing and carpentry job.

Remove a standard integrated dishwasher, door and plinth. Fit a new integrated Fisher Paykel two drawer dishwasher and modify the door with the plinth attached (the second pull handle was on order and fitted later).

More carpentry work for a long standing customer in Wormley who has been sympathetically restoring the property for a number of years.

The kitchen door was replaced with a door salvaged from the neighbouring property. the main challenge was that it was in such bad shape the builders had cut it in half before throwing it in the skip.

The client loves to challenge me and wanted it restored and shortened to fit his existing opening, as well as form a new reclaimed quarry tile step in the exit.

The door was 2" thick so new sawn timber had to sourced and thicknessed to the correct size before we could start, most of the bottom of the door was beyond saving so we had to make new jambs and rails. As the door was being shortened the existing glazing, which was over a 100 years old, had to be salvaged and cut to size without breaking it, which was a little nerve wracking.

It's been a while since I last updated this page, so I thought I would start with possibly the largest en-suite bathroom (16m2) I have ever undertaken.

Following a burst pipe under the screed we had to locate the source of the leak, break up the the tiled floor and screed, and repair the pipework.

This was only the start, three bedrooms of water damaged fitted furniture had to be stripped out, along with all of the bathroom and its tiling so that everything could be dried out.

Finally we were able to completely refurbish the en-suite bathroom (the source of the leak) and our colleague Darren, from Fineline Bespoke Interiors, made all new solid oak fitted furniture for the three bedrooms.

The en-suite features a dual control "his and hers" walkthrough wet room shower with underfloor heating, with two dual fuel asymmetric towel rails, twin wash basins, and a mirror with led lighting and a demister.

Kitchen update.

This week the new glass splashbacks have been fitted and have transformed the look. The customer is delighted with the colour she chose, "Aubergine Shimmer", and I think it really finishes the kitchen off well.

Another kitchen nearing completion, in Hampton Wick.

This is a German made kitchen by Rot Punkt, and supplied by Halo Interiors in Horsham. It's a handleless design in two tone grey.

Appliances are high end Neff and Siemens, with Silestone worktops and an under mounted Blanco sink in grey with a Quooker tap that provides filtered water, instantaneous boiling water as well as standard hot and cold supplies. The under sink cupboard houses a water softener, a waste disposal unit and the Quooker tank and filter.

New led downlighters have been fitted, as well as led under cupboard lights and an led ribbon pendant light over the breakfast bar.

An Adexa beer and wine fridge, in grey to match the units, has also been installed so the customer is all set to celebrate the end of the pandemic.😁

Once the protective plastic wrap has been taken off the doors, and the "Aubergine shimmer" glass splashbacks have been fitted next week I will post some updated picks of the finished project.
