These are the UK property market stats for the week ending June 5th, and it's quite an interesting picture... quite possibly a bit more resilient than some might think. We've seen 39,600 new properties join the dance floor this week, with 27,200 homes successfully finding a match. 🏠✨

What’s really catching my eye is that probability of sale holding at 54.1%. It’s a clear reminder that while the market is moving, pricing your property keenly and ensuiring that you choose the right estate agent is vital... 🚀

On the rental side, average rents are sitting around £1,780 pcm. It’s a busy old world out there, isn't it?

The property game has definitely shifted. With housing stock at an 8-year high, buyers have plenty of choice, so standing out is key. Here’s the 2026 buyer’s checklist based on the feedback I have received on viewings lately:

✅ Space – De-cluttering is vital to create space!
✅ Light – Bright and airy sells.
✅ Minor repairs seen to – No one wants a 'to-do' list, especially with the cost of building materials at present.
✅ Realistic price – Properties are selling, but they need to be keenly priced - we are finding increasingly more that if a sale isn't achieved within 4 weeks, it needs a price review.
