Harveys Property Management are a well established professional family run business
specialising in properties in the Torbay and surrounding arears with over 20 years
experience in all aspects of residential and commercial property letting and
management. As landlords ourselves we understand the need for an efficient and effective
service for our current and prospective new tenants and clients

. The majority of our properties are owned and managed by ourselves to a high
standard, not normally associated with rental properties. We respond quickly to any problems and requests as they arise, using our own
employed trustworthy staff to carry out repairs and maintenance so that all of
our properties remain in excellent order throughout the lifecycle of the tenancy.

Renters’ Rights Act 2025 – Key Changes

The Government has introduced the new Renters’ Rights Act 2025, which brings several updates to tenancy laws across England. These changes aim to provide greater clarity, fairness, and improved standards for both tenants and landlords.

Some of the key reforms include:

The end of ‘no-fault’ evictions (Section 21) – evictions can now only take place on specific legal grounds.

All tenancies will move to a periodic (rolling) basis rather than fixed-term agreements.

Limits on rent increases (once per year, with at least two months’ notice).

Higher property standards through the new Decent Homes Standard.

A national register for landlords and a compulsory Landlord Ombudsman scheme for resolving disputes.

These reforms are designed to make renting more secure and transparent for everyone involved.
