🏡 Renters’ Rights Act – What You Need to Know...

The Renters’ Rights Act brings some of the biggest changes the rental sector has seen in years, designed to create a fairer, more transparent system for both tenants and landlords.

It’s important to remember that the earliest of these changes aren’t due until May 2026.

Here are the key updates every renter and landlord should be aware of:

✨ Rent increases simplified.
Rent can only be reviewed once a year through a Section 13 notice, with at least two months' notice given. Tenants can challenge increases at the First-tier Tribunal if they feel they’re above market value.

✨ Stronger property standards.
The Decent Homes Standard, coming in 2030, applies to the private rented sector, ensuring homes are safe, well-maintained, and free from serious hazards.

✨ Clearer rules around pets.
Landlords must consider pet requests reasonably and respond within 28 days.

✨ Fairer advertising & no bidding wars.
Rental adverts must show a specific rental amount, and tenants cannot offer above the advertised price.

✨ Improved complaint routes.
A new Ombudsman scheme will make resolving landlord disputes simpler, faster, and fairer.
