👀Look out, Cornwall… Harayes Limited is going greener, one slightly over-ambitious cargo bike at a time. 🚲☀️

🚴‍♂️🚴‍♂️For suitable all jobs far and wide, our team will be carrying tools, materials and smaller loads by bike, because apparently turning up with half a timber yard strapped to two wheels is now considered sustainable transport. 🌿

It means fewer unnecessary van journeys, lower emissions and a little less congestion around Cornish towns and villages. Every journey helps! 💨💨

🚴‍♂️Naturally, we’re keeping it practical. Larger projects, bulkier materials and anything resembling an actual building site will still need a trailer on the back. We haven’t quite reached the stage of transporting a kitchen extension by bicycle only yet.🚲

☺️What’s a better way to start your day then pulling a pallet of blocks in the good old Cornish mizzle….☔️

Fire safety and compliance works in rented and shared accommodation need to be planned properly, especially when residents remain in the building.

Harayes Limited supports landlords, letting agents, housing providers, local authorities and HMO managers with works including:

🔥 Fire doors, frames and self-closers
🔥 Fire-resisting partitions and compartmentation
🔥 Upgraded ceilings and floors to help protect escape routes
🔥 Smoke and heat detection
🔥 Emergency lighting
🔥 Protected escape routes and signage
🔥 Maintaining compliant structures and services during refurbishment

Occupied buildings bring practical challenges. Works must be carefully planned around tenants, carried out cleanly and considerately, and communicated clearly to residents to minimise disruption. Using vetted, DBS-checked teams is also important when working in occupied homes.

Clear, documented and traceable work helps provide a useful record when inspections take place. Our specialist teams work with housing providers, local authorities and private landlords, delivering adaptations, refurbishment and compliance works to programme. Harayes Limited is a fully insured company with a qualified in-house team and approved WestWorks supplier status.

This is general information only and is not legal or fire safety advice. Always obtain advice from an appropriately qualified fire safety professional for your building.

Got a big property project in mind, but don’t want, or can’t afford, to do it all at once? A well-planned phased approach can help you protect the building, manage cash flow and keep control of the budget.

A sensible sequence is often:

🔹 Phase 1: Urgent repairs and water-tightness
Deal with leaks, structural risks and weatherproofing first. There’s little value in improving interiors while water is still getting in.

🔹 Phase 2: Structural work and services
Complete the essential structural changes, electrics and plumbing before moving on to plaster, tiling or other finishes.

🔹 Phase 3: Internal layout and finishes
Once the core work is secure, progress with room layouts, plastering and other internal works.

🔹 Phase 4: Decorative work and landscaping
Final decoration, external improvements and landscaping can often follow when the main building work is complete.

A good phase boundary is work that can be completed, made safe and left securely. Avoid opening up more of the building than you can close again. Careful sequencing matters too: services should be installed before walls are plastered or tiled, so completed work doesn’t have to be undone.

For the budget, start with a clear cost plan and a realistic contingency. Identify which items can safely wait without harming the building, and be honest about where value engineering is sensible. Cutting corners on essential work can cost far more later.

Our quantity surveyors and project managers can help you plan the phases, price the work and programme each stage, so every step adds value and the property stays as usable as possible.

A busy holiday let needs to look welcoming, work hard and cope with constant turnover. 🏡

For holiday cottages, guest houses, self-catering lets and short-term rentals, refurbishment is about more than appearance. The right specification can help your property stand up to heavy use while making each changeover more practical.

That means considering:

✅ Hard-wearing, easy-clean finishes
✅ Durable flooring and robust joinery
✅ Paint systems suited to frequent use
✅ Good ventilation and controllable heating
✅ Practical layouts that work for guests and make cleaning between stays easier
✅ Fire safety, alarms, safe access and exits
✅ Energy performance and sensible running costs

A planned maintenance schedule also helps identify wear and defects early, reducing the risk of problems appearing in the middle of the season.

The off-season is often the sensible window to plan and deliver refurbishment works, helping avoid disruption to bookings. Harayes Limited can coordinate design, planning and building work, decorating and finishing, maintenance and cleaning through one dependable in-house team.

If you own a holiday let, short-term rental or guest accommodation in Cornwall and are considering improvements, visit www.harayes.co.uk or send us a direct message. We’re happy to discuss what your property needs next. 🌊

Planning work close to a neighbour? A little preparation can make a big difference. 🏡

For terraced, semi-detached and closely built Cornish properties, the Party Wall etc. Act 1996 may apply to:

• Work to a party wall, party structure or shared boundary
• Building on or near the boundary
• Excavation for foundations, basements or drainage close to a neighbouring property
• Structural alterations, extensions and loft conversions that affect shared structures

Depending on the work, formal written notices may need to be served before starting. If the owners cannot agree, a party wall award can be prepared by appointed surveyors. This sets out the agreed rights, responsibilities and protective measures for both sides.

The practical side matters too. Access and scaffolding should be agreed, shared paths and boundaries protected, and neighbours kept informed about noisy or disruptive stages. Working considerately around occupied homes and families helps prevent avoidable tension. Questions about fences and boundary lines should be approached carefully and sensibly rather than assumed.

At Harayes Limited, we manage this side of a project properly, with clear communication, respectful site teams and coordination of the right professional advice where needed.

This is general information, not legal advice. Every property and project is different, so specialist advice should be taken for your individual circumstances.

Thinking about buying a plot, run-down property, barn or commercial building to develop in Cornwall? Before you commit, it pays to understand what the site can realistically support.

Early surveys and investigations can help protect your budget later by identifying constraints before design work and construction costs build up. Depending on the property, checks may include:

📐 Measured and topographical surveys
📜 Boundary and title checks
⛏️ Ground conditions, drainage and soakaway viability
🪨 Enquiries about mine workings or made ground, which can be particularly relevant in Cornwall
💧 Flood risk and surface water
⚡ Existing services, utility routes and available capacity
🚗 Access, visibility and highway considerations
🌳 Tree surveys and root protection areas
🦇 Ecology and protected species surveys, including bats and nesting birds

The findings should feed directly into feasibility, design and cost planning. They may influence the layout, drainage strategy, access arrangements, construction approach or whether a proposal is viable at all.

It is far better to find that out early than to face expensive surprises, or abortive design work, further down the line.

At Harayes Limited, our in-house architects, project managers and quantity surveyors can help coordinate the relevant surveys, interpret the results and advise on what is realistically achievable before you commit to the wider spend.

If you are considering a Cornwall property purchase or development, visit www.harayes.co.uk or send us a direct message. We’ll be happy to help you take a clear, informed look at the site before you get too far down the road.

Cornwall’s driving rain, salt-laden coastal air, high humidity, exposed elevations and strong winds can all take their toll on a property. 🌧️

Knowing what you’re looking at is important:

• Condensation usually appears as surface moisture, often around windows, corners and colder walls, and is linked to poor ventilation.
• Penetrating damp is commonly caused by defects such as failing pointing, cracked render, roof coverings, flashings, gutters or downpipes.
• Rising damp affects the lower parts of walls when moisture moves up from the ground, particularly where a damp-proof course is blocked, bridged or failing.

Keep an eye out for musty smells, peeling finishes, staining, mould, soft skirting boards and timber that feels damp or crumbles. Wet rot can cause localised decay, while dry rot may show as shrinking timber, cracking and fungal growth. Early advice can prevent a much larger repair.

Simple maintenance helps: keep gutters, downpipes and drainage clear; check roof coverings and flashings; maintain suitable external paint and render; manage ventilation carefully in older buildings; and deal with cracked or failing pointing promptly.

The sensible order is to find and fix the cause of water ingress first, dry out and treat affected timbers, then reinstate finishes. Be cautious of cover-up solutions: sealing the outside of a solid-walled building can trap moisture where the walls need to breathe.

Harayes Limited can carry out condition surveys, identify the cause of damp and plan the repairs properly as part of a clear, budgeted programme with one in-house team.

Thinking about converting a barn, chapel, farm building or older period property in Cornwall? There is huge potential, but these buildings can bring a few surprises along the way. 🏡

Cob, stone and slate construction, uneven walls and levels, limited head height, poor or no insulation, damp and ventilation challenges, historic roof timbers and non-standard services all need careful thought.

The right approach is rarely about forcing an old building to behave like a new one. Breathable, sympathetic materials (such as suitable lime mortars and renders, alongside appropriate insulation) can help the building perform while respecting its character.

Planning permission and Building Regulations may apply. If the property is listed or sits within a conservation area, additional consent and heritage considerations may also be needed. Early advice can help you understand what is achievable before work begins.

Harayes Limited’s in-house architects, project managers and quantity surveyors can assess the building’s potential, advise on the options, manage consent and regulation paperwork, and deliver the conversion with clear communication, on time and within budget.

If you own, invest in or are developing a period property in Cornwall, visit www.harayes.co.uk or send us a direct message. Let’s make the most of what’s already there!

Need more room in your Cornwall property, but not sure which route makes the most sense? 🏡

There are several ways to add usable space, and each comes with different benefits, limitations and costs:

➕ An extension can create generous new living space, but usually involves more groundwork, structure and external disruption.

⬆️ A loft conversion can make excellent use of unused space, although head height, access, roof structure and insulation all need careful consideration.

🔨 Converting a garage or outbuilding may be a cost-effective option, but services, damp protection, access and intended use can affect the budget.

🔄 Remodelling your existing layout could unlock more space without increasing the footprint, often reducing external work while requiring careful planning of the internal structure and finishes.

The right choice depends on your property, goals, budget and how you want the space to work. Depending on the size, location and intended use, planning permission or building regulations approval may also be required. We identify these considerations early, at a high level, so there are fewer surprises later.

At Harayes Limited, our team can take your project from the first feasibility conversation through design, approvals and the build itself. Clear advice, coordinated delivery and a practical route forward, properly considered from the start.
