📘 What Defects Do Level 3 Surveys Find?

When you’re thinking about buying a property — especially something older, unusual, or with a bit of character — a Level 3 survey (formerly called a Building Survey) is the most comprehensive way to understand exactly what you’re getting. It goes well beyond a basic HomeBuyer Report and drills right into what might be lurking behind the walls.

Here’s what a Level 3 survey can uncover:

🔎 Structural Issues
A Level 3 survey takes a detailed look at the heart of the property’s structure, including foundations, walls, floors, roof and chimneys, to spot things like cracks, movement, rot or subsidence that could affect long-term stability.

💧 Damp, Rot & Timber Problems
Surveyors check for rising or penetrating damp, woodworm, dry rot and other moisture-related defects that may not be visible without careful inspection.

🏚 Roof & Envelope Defects
Loose tiles, failing flashings, deteriorated joinery, or poorly performing roofs are investigated in detail, including roof spaces where it is safe to gain access.

🪟 Internal Defects
Inside the property, surveyors examine ceilings, floors and walls, identifying uneven floors, cracking, signs of structural stress, and areas where historic repairs may be failing.

⚡ Services Condition
While specialist testing isn’t done, Level 3 reports note the visible condition of electrics, plumbing, heating, drainage and more, flagging concerns and recommending further specialist checks if needed.

🌳 Site & Grounds Issues
Surveyors also consider the property’s surroundings, drainage, boundary walls, garages/outbuildings, and nearby trees that could impact foundations or cause damp problems.

🧱 Hidden or Potential Problems
Unlike simpler surveys, Level 3 reports interpret what defects mean for the future, from repair urgency and costs to predicted maintenance needs, helping you budget and negotiate effectively.

In short, a Level 3 survey doesn’t just list visible defects, it explains their cause, consequence and recommends obtaining costs to fix. That’s invaluable insight when you’re investing hundreds of thousands of pounds in a home.

What level of survey do I need?

It can be confusing to know which survey would best suit your needs.

The information below should help you in making the right decision:

📝 The RICS Level 2 Survey (formerly known as Homebuyers Survey) is best if you are considering buying a property built in or after 1920 that has not had significant alterations or extensions. It is specifically designed to provide detailed information on defects and advise on any required further investigations.

📝 The RICS Level 3 Survey (formerly known as Building Survey) is recommended if you are considering buying a property built before 1920 or one that has undergone significant alterations or extensions. These surveys are designed to provide a more in-depth and detailed assessment of a property’s construction and condition.

If you are still in doubt, please email us at 📧 [email protected] and we will help you make the right decision.

I've had a mortgage survey. Why should I have a separate survey on the property I am buying?

It is a common misconception that a mortgage 'survey' will tell you what defects a property has.

When a lender sends a surveyor to a property, they are solely acting for the lender and not for you as a buyer.

The inspection process is usually over in less than an hour (much less in some situations) and will likely only report on defects that are likely to have a specific impact on the value of the property.

A RICS Level 2 or 3 survey will be much more thorough, with the surveyor spending considerably more time acting on your behalf, to identify defects that may have cost implications to you.
