After taking it easier on the property search front - as Helen was settling and adjusting to her new life as a B&B owner - we are excited to reignite the property flipping journey - starting with with Helen off to view a property in Blackpool today! 🚗👌

We bought a property last year with two holes in the ceiling, all the furniture still inside… and a half-baked pasta dish left in the oven 🍝

Besides H&D, which continues to go from strength to strength, Helen is also the proud owner of a guest house in Cumbria, England 🛏️

Last year, Helen made a big decision - moving from the South East to the North West of the country. Her husband left his IT job to join her in the adventure of running a charming bed and breakfast in the countryside.

It wasn’t a decision taken lightly, nor was it out of the blue. Helen studied hospitality at college and managed a property flip before H&D.

Then came H&D, where alongside Juliana, she oversaw serviced accommodation units in the South, as well as another flip in St. Leonards. This move has been life-changing, but also a natural progression in her career.

If you’re ever ‘up North’, be sure to give her a shout!

These three have pivotal jobs contributing to our success. Some examples from their extensive job description tasks include:

* Taking us for walks, so we can get fresh air and relax

* Gladly allowing us to pet them, clearing our minds from the work busyness

* Reminding us to live in the present, bringing our focus to the tasks of today

* Filling the room with contagiously positive energy, bringing out our optimism

* Always looking so cute, which makes us smile and fills our hearts with love

When we were running the numbers for this deal, Juliana (and her magical spreadsheets) made sure every penny — and as many scenarios as possible — were accounted for before we put our offer in.

So even with a slight down valuation (because we always hope for best, but some may not see the potential like we do), and bridging finance costs - the deal still stacked up and moved ahead 💪

Don’t let the numbers scare you - play with them, stress-test them - this way, you stay ahead of any eventuality.
