Careful planning = confident decisions 💰📊

When we were running the numbers for this deal, Juliana (and her magical spreadsheets) made sure every penny — and as many scenarios as possible — were accounted for before we put our offer in.

So even with a slight down valuation (because we always hope for best, but some may not see the potential like we do), and bridging finance costs - the deal still stacked up and moved ahead 💪

Don’t let the numbers scare you - play with them, stress-test them - this way, you stay ahead of any eventuality.

Looking back… 🏚➡🏡

As H&D, we completed our first flip last year – however Helen had already ventured into the ‘property refurbishment business’ back in 2007 by renovating a 2-bed house.

This planted a seed to do it all over again - just on a bigger scale. 🌱

How important it is to have a reliable and dedicated cleaning and maintenance team! ⭐️

We recently inspected the 2-bed flat we manage as serviced accommodation in Reading and were very pleased with how well it was prepared for the next guest checking in the following day.

We maintain regular communication with the team, who are always responsive and attentive during this visit, we simply topped up a few kitchen utensils- and nothing else needed attention.

From the South to the North - we’ve moved!

We’ve been a bit quiet over here on social media recently, but that doesn’t mean we have been stationery. Quite the opposite, actually. We’ve been on the move!

We are glad to share that Helen has relocated - and is now super close to the Lake District National Park! She and her husband took ‘the leap’ and are now the proud owners of a lovely Bed & Breakfast - take that for a life change huh. 😏

That means we are now moving our business to the new area too - and are going to concentrate mostly on flips - so if you have a property for sale (or know anyone with one), give us a shout!

So, it's been a while!

Things have been ticking over in the background, but on a more personal note, Helen and her husband have relocated to Cumbria, where they are purchasing a Bed and Breakfast 🛌 🥐

But never fear, H&D will still be pursuing the property flips 🏠

We think Eddie is enjoying their new adventures! 🐶
