🏡 Looking to Rent but Not Sure How Much You Can Afford?
There's a really simple calculation you can use to get a good idea of the rent you may qualify for.
💷 Take your annual household income and divide it by 30.
For example:
£36,000 ÷ 30 = £1,200pcm
So, based on a typical affordability calculation, an annual household income of £36,000 could qualify for a property at around £1,200 per month.
You can also work it backwards:
🏠 See a property advertised at £1,500pcm?
£1,500 × 30 = £45,000
So you would typically need a combined annual income of around £45,000 to meet the affordability criteria.
If you're renting as a couple, you can usually use your combined qualifying income.
It's a quick calculation worth doing before you start booking viewings—it'll give you a much better idea of the properties within your budget.
Affordability and referencing criteria can vary between landlords, agents and referencing providers.

🏡 The One Thing in Landlords' Favour from the Renters' Rights Act?
One change landlords shouldn't forget…
📅 Since 1st May, tenants generally need to give TWO MONTHS' notice when they want to end their tenancy.
That works both ways in terms of planning. If you're a tenant thinking about moving, remember you can't necessarily find somewhere new today and simply move out next month—you need to factor your notice period into your plans.
For landlords, the longer notice period should mean more time to prepare, advertise and find the next tenant, potentially reducing void periods.
With so much of the Renters' Rights Act focused on strengthening tenants' rights, is this one of the few changes that has actually gone in landlords' favour?
