CE surveying Whilst small, unobtrusive & compact - subordinate to surrounding properties to blend in (infill development) PROFESSIONAL SERVICES AVAILABLE -

1.

Surveying properties diagnostic/remedial works necessary producing solutions to defective structures and specifying work required including producing necessary drawn and written information sufficient for applications for Planning and Building Regulation approval (if necessary).

2. Fully qualified to survey and specify works, prepare cost estimates, prepare specifications, schedules of work and

schedules of condition, obtain, appraise and recommend acceptance of tenders.

3. Historic Buildings, Listed Buildings & building conservation - experience in delivering a quality, cost effective building surveying service in conjunction with external agencies. (references available)

4. Assist compliance with and promotion of the Client’s Health & Safety procedures and legislation. health & safety (including asbestos) Knowledge of current legislation relevant to Asset Management and Health & Safety HHSRS.

5. Works/Access Agreements negotiated and prepared – ready and able to act as 'Party Wall Surveyor' on behalf of the Client ie. to adopt correct procedures under legal obligations with adjoining owner. Prepare schedules of property condition before work commences on site. Party wall matters under the 'Party Wall Act 1996'
Define 'Party Structures' and where relevant 'Line of junction' (boundary) as necessary. Declare / issue notice of proposed new walls at 'boundaries'
Declare / issue notice of proposed '3/6 metre rule for excavations'
'Access to Neighbouring Land Act 1992' -
License agreement with schedules of property condition/ specify particular access terms

6. Energy Performance Certificates (EPC) produced. Legal requirement on sale or rent -
When existing buildings are sold or rented out the 'seller or landlord' have an obligation to make available an EPC at the earliest opportunity. Only an approved energy assessor can lodge data on to the domestic EPC register via a government accredited body.
