Under Ground Electricity Cables

Until very recently electricity companies refused to pay compensation to property owners in respect of underground electricity cables (those being network cables, not the property owners’) unless a loss could be demonstrated i.e. the cables were found to be in the way of implementing a planning consent or Permitted Development Rights.
This has changed and we are aware that the operators now have significant budgets to compensate property owners and regularise the existence of said cables. This means that property owners can not only receive a tax free compensatory payment, but they also know who to contact if there is a problem with the cables, they will know where the cables are exactly and the whole matter becomes a lot more transparent.
We are happy to take on all such negotiations on clients’ behalf on our standard ‘No settlement, No fee’ commission basis and look forward to receiving any enquiries.

In many cases, such apparatus not only cause an eyesore, but inconvenience and worse problems if any form of development from a agricultural barn to a housing estate are being planned.
In most cases, the solution is a substantial financial settlement – which in cases involving claimants own house, it can be tax free. In other cases, all be it less commonly, the offending apparatus can be required to be taken down and relocated, probably underground at the electricity company’s expense. Four recent examples of this that we have been involved with is a pole line along the horizon of a small private Estate, two commercial development sites that we had also arranged Options and sales on, and also which was quite unusual a commercial karting track. In all cases, the value of the land without the oversailing cables was significantly increased and all at the cost of the electricity company.
