Sometimes the best decision you can make on a property is not to buy it.
I’m actively looking to buy more property, but wanting to buy isn’t the same as finding a good deal.
Something can look great at first glance. Then you dig into the numbers, the timescales, the work involved, the risks and the exit and suddenly it looks very different.
For me, a good property deal has to work for a reason.
Maybe there’s a problem I know how to solve. A landlord looking to exit. A chain that needs breaking. A portfolio that needs restructuring. Or simply an opportunity where the numbers genuinely stack up.
But it still has to work if everything doesn’t go perfectly.
I’ve written a little more about how I look at opportunities and what actually makes a good property deal over on the MRB Property website.

And if you have a house, flat, block or portfolio you’re considering selling, I’m always happy to have a conversation.
Not every property opportunity is a good deal. Mark shares what he looks for before buying, why the numbers need to work beyond the best-case scenario, and why sometimes the best decision is to walk away.
