Are online and low-fee agents changing estate agency for the better?

Honestly… I don’t think so. 🏡

I understand why they appeal to people.
Selling a home is a big financial decision, and naturally, sellers want to keep costs down where they can.

But the question I always come back to is this:
What is the end result?

Because estate agency isn’t just about getting your home online.
Everyone is online now.

The real difference is in the pricing, the presentation, the promotion, and the person managing the process from start to finish.

If an agent is working on volume, low fees, and trying to take on as many properties as possible, how much time, care, and strategy can they genuinely give to each client?

That’s where sellers need to be careful.

Because the cheapest option at the start can sometimes become the most expensive option by the end, especially if poor marketing, weak negotiation, or lack of proper support leaves you with less money in your back pocket.

For me, the focus is always on the client and the outcome.

Not just selling the home, but helping you move properly, with the right strategy, the right communication, and the right level of service all the way through. 📈

A lot of people think preparing a home for sale means spending thousands on renovations or making it look like a show home.

Most of the time… it doesn’t. 🏡

In reality, small changes before going to market can make a massive difference to the final result.

Things like layout, lighting, decluttering, and even how a room is presented can completely change the way buyers feel when they walk through the door.

And that feeling matters more than people realise.

Because buyers don’t just purchase based on logic, they buy emotionally too.
They’re imagining their future there, picturing their family there, and deciding whether the home “feels right”.

That’s why I spend time with my clients before launch going through the details properly.

Not to turn the property into something it isn’t…but to help buyers see its full potential from the very first impression.

A well-prepared home doesn’t just create more interest either, it often attracts stronger buyers and better offers as well. 📈

Sometimes the smallest adjustments can create the biggest difference once your property hits the market.

My dad’s played a massive role in my life… although luckily for me, he’s quite deaf now so he probably won’t hear me saying any of this anyway 😂❤️

In all seriousness though, I probably don’t tell him enough how much he’s done for me over the years.

After losing my mum when I was younger, he had to become both mum and dad overnight while still trying to navigate everything himself at the same time.
And looking back now, I honestly don’t know how he managed it all.

He’s always been there.

From teaching my football team when I was younger, to getting me into football in the first place… although I’m still not sure I’ll ever forgive him for making me support West Ham ⚒️😂

He also helped me start my business when I took the leap with Gracechurch, supporting me financially and backing me when things were uncertain.

Without that support, things probably look very different.

Now seeing him with my daughter and my family means even more, because you appreciate those relationships differently as you get older.

I think a lot of who I am today comes from him.
The work ethic.
The loyalty.
The caring side of things.

And while life throws difficult moments at all of us, having people around you who genuinely support you makes a huge difference.

So this is probably my subtle way of saying thank you… even if I’ll still need subtitles for him to hear it properly 😂

Blind ranking golf legends is a dangerous game… especially when Tiger Woods might still be left on the board. ⛳😂

I was trying to play this strategically the whole way through and honestly, I don’t think I did too badly.

Although putting Phil Mickelson at 6 might upset a few people…

Seve Ballesteros had to be in there purely for the legend status and some of the clips you still see from his prime are ridiculous.
Rory McIlroy was always going to rank highly for me as well, especially after the success he’s had recently.

But let’s be honest…when Tiger Woods appeared for that number one spot, there was only ever going to be one answer.

Different level.

Also, slight relief it wasn’t Scottie Scheffler at the end because that would’ve caused a proper dilemma 👀

The bigger question is…how would your top six look?
And more importantly…who’s far too low in my rankings? 😂

Most buyers will decide how they feel about your home before they’ve even stepped through the front door. 📱🏡

And in most cases… that decision happens within seconds.

Not during the viewing.
Not after reading the brochure.
But while scrolling on their phone.

That’s why the way your property is presented online matters so much.

The photography, the wording, the detail, the angles, the overall positioning, none of it is just about “making it look nice”.

It shapes perception.
And perception has a direct impact on the level of interest your property attracts, the type of buyers it brings in, and ultimately what someone is prepared to pay.

This is something I take seriously with every property I market.

Because if that first impression isn’t right, you’re already on the back foot before a viewing has even been booked.

Good marketing creates emotion.
It creates curiosity and it creates momentum.

And when that’s combined with the right pricing and strategy, that’s where strong results tend to happen. 📈

One thing I’ve learned over the years is that clients aren’t just “clients”. 🏡
They’re people going through life at the same time as the rest of us.

And often, when somebody is moving home, there’s a much bigger reason sitting behind it emotionally.

Unfortunately, one of the most common reasons people move is because they’ve lost somebody close to them.
Having gone through that myself at a young age after losing my mum, it’s something I can relate to in a way I probably couldn’t otherwise.

I don’t pretend to have all the answers for people going through difficult situations, because the truth is, nobody can really prepare you for things like that.

But sometimes being able to genuinely understand where someone is coming from makes a difference.

Sometimes people just want someone who listens.
Someone who understands the emotional side of what they’re dealing with.
Someone who can guide them through the practical side of moving while also appreciating what’s happening behind the scenes.

I think experiences in life shape how you treat people.
And for me, it’s probably one of the reasons I care so much about the human side of this job.

Because property is never just bricks and mortar.
There’s usually a story attached to it somewhere.

And I never lose sight of that. ❤️

I’m not going to lie… I thought I was getting 6 out of 6 here. ⚒️😂

But when the pressure’s on and the camera’s rolling, suddenly your football knowledge disappears very quickly.

Some of these should’ve been easy as well…

The Bowen goal in the Conference League final will live in my head forever, but somehow Fiorentina completely escaped me for a moment.
Painful viewing back watching that one back 🤦♂️

And I’m still not fully accepting that I missed the Craig Dawson question either.

If you’re a West Ham fan, you’ll know exactly why that Lyon game still stands out.
What a night that was.
Proper memories.

Safe to say I probably won’t be applying for a job on a football quiz show anytime soon.

The real question is…how many did you get right while watching? 👀
