We was approached by RS Properties back in November to joint venture on this stunning building that had been neglected over the years.

Being able to act fast we accepted the offer and began to map out our plan and procedures going forward. Planning application had already been approved but that is not to say that we still had many hurdles to jump trough.

Working with new partners is not easy. Understanding each other’s personality, skills , strengths and weaknesses is key. There has been disagreements, difference in opinion and ideas but it’s working through them so that we get the result we all want.

After months of hard work, planning, meetings and countless hours dedicated to this project we are now well on our way to turning this old neglected home into eight three story houses consisting of two and three bedrooms all on suite.

Having the right people around you who can deliver the project on time, safely, profitably and working as a team is key.

RS Property Development Services & Donovan Property Group have completed on a property today that is approximately 800 SQM.

There has been a lot of long days, nights and weekends spent to get to this point over the last year but we are grateful for the team of people we have around us, and to finally confirm we now own the property 🏡

This full process will be documented from planning approval conditions, tender process, road closures, etc etc, so we can all learn and move forward together.

We are delighted to have been asked by RS property development services to come into partnership on this conversion.

This is a commercial unit (old leisure centre) which is to be converted into 8x terraced houses, consisting of 3x2 Bedroom and 5x3 bedroom homes.

We are looking to start work at the end of February or the beginning of March 2022.

So after many months on this project and a lot of mistakes we finally got this tenanted and refinanced.

The mistakes that We have made.

Not doing a thorough due diligence on the contractors and how experienced They were.
This cost me three months of going over completion date and having to get other contractors in to redo Work that was done to a poor standard.
20k over budget and a lot of very painful days, weeks and months. I am happy to say that the valuer came back with his decision on Tuesday and have managed to add that much value that we have pulled every penny out of the deal.

£650 PCM on each flats. Fully managed and cash flowing with all money out to go again.
