Looking at the Home Track report, property prices are slowing, Average UK house prices rose by 1% in November, taking the total annual growth to 7.1%, down from 7.6% in August. The levels of buyer demand, sales activity and new listings have slowed in recent weeks, in line with the usual seasonal trends. The bounce-back from the Christmas period slowdown is just as evident, and this will likely start from next week. Last year, property searches more than doubled after Christmas Day.

A 25% increase in your tax bill for property investors.

Tax rises for property investors who purchase through a limited company or SPV. The new tax rate for investment companies, regardless of the level of profits, is set to be 25% from April 2023. This equates to your tax bill increasing by a quarter. Couple that with mortgage rates costing about double when compared to an individual, begs the question… was it worth investing through a limited company to try and get round the changes in mortgage interest relief?

My name is Harry Dupay. I brought my first property in 2008 while working a normal 9-5 job. My property was let and managed by many different letting agents throughout the next 8 years as I tried to find one that didn't simply put the first tenant they found in my property. During the tenancies I often found tenants would report a maintenance issue to the agent, then for that agent to simply sit on it for weeks before reporting it to me, asking for my approval to organise the repair. This left the tenants upset due to the poor response time and I to was unhappy with the weak of service.

In 2015 I decided to move into property investment full time, buying and renovating flats and houses. As my portfolio grew so did my lack of confidence and belief in high street letting agents, which lead me to start letting and managing my own properties. I enjoyed it so much that I started looking after friend's and family's properties, this is when Delta Residential Lettings was born.
