Hi everyone,
Whilst we pause for breath on what has been a very busy last few weeks, I thought I'd send a short update out about some of the exciting investment projects that we're working on at the moment here at Lemur Property Solutions:
1.) We've been approached to see if we can help a couple dispose of their very successful, well-maintained and well-run large Multi-let property here in Cheshire. They want to move onto bigger development projects and so are looking for a quick sale.
It really is a very good property with potential (subject to planning) to increase the number of rooms which would significantly increase the monthly cash-flow (which is already very good) into something even better!
In fact, it's so good we're highly tempted to keep it for ourselves rather than pass it on to an investor, though as the purchase price is higher than we would normally go for additional investment would be needed.
2.) Another multi-let, this time at 22% Below the market value!!
We have exclusively on this one and whilst it does need some work to bring it up to a higher standard to suit our tenant profile, it's currently empty. It really is an incredible opportunity.
3.) I received some unexpected news on Monday evening which at first sounded like it was a Loss but in fact it's still a win.
We've been helping two Landlord business partners for over 18 months now, carefully crafting a proposition that helps him and his business partner resolve their situation.
He called to say their situation had changed and therefore their plans had changed and the proposal had to change!
Bad news right?
Wrong! - They want us to help them sell their portfolio much much sooner than planned and..... they want to sell them to us :-)
We will continue to work closely with them to ensure they still achieve their ideal scenario despite their last minute change of circumstances
4.) It's not been all good news though. It's rather frustrating on the Buy-To-Let front to be honest. We work with our investors to secure profitable high-yielding 2/3 bed properties and it's a challenging market out there, with the extension to the Stamp Duty holiday fuelling demand which has led to ever increasing prices. What some people are prepared to pay for a property is astonishing, and this is where investment knowledge is key.
We treat our investors money as if it's our own and only offer a price that works for our investors. It has to be profitable, it has to make sense and we don't get carried away by the upsurge in prices. We've walked away from so many opportunities over the last few weeks because they just didn't work at the price that was wanted. So, we move on to the next one, and the next, and the next until the right deal comes along. It's a game of patience and nerve, but our investors appreciate what we do and how we do it.
