We’ve seen detrimental lighting blunders in real estate pictures too many times. If you’re able to, take your photos using natural light with curtains and blinds open for maximum effect. For east-facing rooms, the light will be best early in the morning, while west-facing rooms will get the most light in the afternoons. Another thing to note here too is to avoid overly bright situations where the sunlight could be too harsh and distort images.

Making the most of the natural daylight will also mitigate any need for the use of a flash, which can cause deep shadows and not-so-great looking reflections of windows, screens, and mirrors.

If the listing has some genuinely badly lit rooms, add a lamp or two with "warm” or "bright white” light bulbs. These should do a good job of brightening the space while still appearing soft in photos.

If you’re a seller, the viewing is the final part of the pitching process, so it’d do you well to bring your A-game. Consider the viewing as a second chance at a first impression if your listing images were your first!

Getting a sense for the look and feel of a place ‘in the flesh’ is one reason to go out and physically see a property, but there’s a lot more to viewings than that. For potential buyers, it’s an opportunity to interrogate the space by looking out for red flags, and a chance to get face to face with the owners selling the house. You will have plenty of questions, no doubt.

Get ready to channel your inner Picasso!

Describing your listing in words to potential buyers is one thing, but visually demonstrating what that means, could make the difference between a “no, not for me,” and a “looks great, I want to see more,” from your prospects.

Simply put, a floor plan is a two-dimensional drawing of a building to scale. It’s used to show the relationship between the various spaces on a single floor, giving an idea of the basic layout of the property. So you can see how the floor plan is a vital part of the listing process, and a powerful tool to fully demonstrate the size and features of the place. In addition, it will give potential buyers a better way to envision how they see themselves living in the place and making it their own.

Keep in mind, this is just a rough, simple drawing so I hope you don’t feel it’s a daunting task. You could easily create a do-it-yourself floor plan following the steps below.
