Landlords – please, please make sure you have the correct insurance cover in place.

Today I requested sight of a landlord’s insurance documents due to a potential claim situation, and unfortunately the findings were concerning.

The policy only covered working/professional tenants, meaning there could be issues with cover if the occupants do not fall within that specific category. There was also no accidental damage cover included, which is often one of the most common causes of landlord claims.

Even more worrying was the level of underinsurance. The property appears to be insured for only a fraction of its actual rebuild cost, potentially leaving the landlord underinsured by around 75%. Many landlords mistakenly insure a property based on what they think it is worth or what they paid for it, rather than the actual cost to rebuild it in the event of a major loss.

This is a timely reminder that insurance should not simply be arranged and forgotten about. Policies should be reviewed regularly to ensure:

✔️ The correct tenant type is covered
✔️ Adequate buildings insurance is in place based on current rebuild costs
✔️ Landlord contents cover is included where applicable
✔️ Accidental damage cover is considered
✔️ Loss of rent and alternative accommodation cover are sufficient
✔️ Any recent renovations or improvements are reflected in the policy

A small saving on premiums can become an extremely expensive mistake if a claim is rejected or reduced due to inadequate cover.

Our last guest” on our “Experience Weekend ”

I would highly recommend Paul and Nicky to anyone considering investing in the Newcastle area. “One Stop Property Shop” really is the perfect name for the service they provide and completely sums up the experience I had.

They really went above and beyond to make me feel comfortable throughout the entire trip. Everything was taken care of, which allowed me to focus purely on learning and seeing the differences between the areas with my own eyes.

Paul met me at King’s Cross and we travelled up together by train, then Nicky met us in Durham and drove us around Newcastle and the surrounding areas to view a variety of investment locations.

What really stood out to me was how valuable genuine local knowledge is. The trip taught me that just because a property is cheap, it does not necessarily make it a good investment. Paul and Nicky have real “feet on the ground” experience — they truly understand the local property market, investment potential, refurbishment process, and the achievable rental values in different areas.

They also have an excellent network of trusted local builders and tradespeople, which gave me real confidence that investors would not only buy in the right areas, but also have the right teams and support in place afterwards, right through to tenant management if needed.
