It simply means the property is being sold with an existing tenant living there. Once the sale completes, the buyer becomes their new landlord.

For investors, there are some obvious benefits.

The property is already generating rent, there’s no initial void period and you don’t have to start searching for a tenant as soon as you get the keys.

But buying with a tenant in place also means taking on an existing tenancy and the responsibilities attached to it.

And with the Renters’ Rights Act changing the rules this year, some of the information you’ll find online about buying tenanted property is now out of date.
