📊 Interest Rates Held… But What Does It Actually Mean for the Property Market?

The Bank of England has today held the base rate at 3.75%, keeping things steady for now.

On the surface, that sounds like good news, and in many ways, it is. There’s no sudden increase in borrowing costs, and the market avoids a shock.

But here’s the reality…

👉 Buyers are still operating in a higher-rate environment
👉 Affordability hasn’t improved overnight
👉 And expectations of quick rate cuts are starting to soften

So what does that mean for you?

🏡 If you’re selling:
Pricing strategy is still everything. The market is active, but buyers are more considered than they were a few years ago. Getting the launch right is what creates competition.

🔍 If you’re buying:
Stability is a positive. It gives you confidence to make decisions without worrying about sudden rate changes, but it’s still important to buy well.

📈 My view of the market right now:
We’re not in a downturn - we’re in a more balanced, more strategic market.

The properties that are priced correctly and marketed properly are still selling well…
The ones that aren’t, sit.
