Landlord or tenant? If you're renting, the rules have changed.

The Renters' Rights Act isn't something that's happening in the future, it's happened.

The first changes came into force on 1 May 2026. That means some of the processes landlords and tenants have been used to for years may have already changed.

For example:
• Section 21 notices have gone
• Most private tenancies are now periodic
• New rules around rent increases
• Rental bidding is no longer allowed
• Tenants have stronger rights around things such as pets and discrimination

And there's more to come.

Don't rely on something you heard from a friend, saw on Facebook (ironic we know) or read in a random comment section.

The rules around renting are constantly changing, and getting them wrong can be costly.
