With the announcement this week of the extension the stamp duty holiday (let’s face it it’s the only holiday we can have for a while 😀) til the end of June, there has already been a flurry of activity as buyers look to take advantage of the government incentive. Why can the stamp duty exemption be so advantageous for you?

Using a simple illustration:

If you had £50k saved up and you were eligible to get a 90 per cent mortgage, you could potentially buy a property worth £500k.

But if you were paying £15k stamp duty (and all other factors remain the same), that would bring your available deposit down to £35k and with a 90% deposit that would only allow you to buy a property up to £350k (there are also other costs to consider such as solicitor fees and mortgage fees).

So, based on a 90% mortgage as an illustration only, this stamp duty saving can potentially allow you to buy a property up to 150k higher than previously.

In reality, there are other factors that may reduce this difference, such as salary or the rental income of the property but the difference can still be sizeable.
