Three weeks ago we picked up the keys to a house that, honestly, had mice living in the boiler. 🐭

Today? We've almost got a brand new kitchen, a brand new bathroom, and a fully replastered house.

We've done the whole strip-out ourselves. Emptied the entire place using our ten-year-old Mazda — no skip, just trip after trip after trip. We've argued (a lot), we've been exhausted, and Laura managed to take out TWO power cables with a hedge trimmer and live to tell the tale. 😅

And we've done every bit of it while running our business full time — because why make life easy?

Right. We've gone and started a Substack.

Three years ago we were both working in a school in London, sold our house, and drove 277 miles north to live by the sea with a small pot of money and a fairly mad idea.

Next week we pick up the keys to a property with none of our own money in it. All-female team, female investors, the lot.

So we're writing it all down — what goes right, what goes horribly wrong, what things actually cost.

Property investing isn’t always easy.

We secured a property for £65k — over £20k below market value — and then pretty much everything that could slow it down, did. Here’s the honest story. 👇

We confirmed the purchase back at the end of January. We had an investor ready to go, funds in place, and showed proof of funds straight away.

First hold-up? The money laundering checks took longer than usual. Our investor had saved the money over time, so there was a lot of back and forth to evidence it all properly. Fair enough — better safe than sorry.

Then January turned into April in what felt like a blink, and we were still waiting on solicitors. An issue popped up at the buyer’s end with the deeds. Eventually the solicitor’s report came through and everything looked great…

Until it didn’t.

There might be a covenant on the property that stops us running it as serviced accommodation. And that creates a problem with the refinance — which is exactly how we pay our investor back. So… kind of a big deal.

So what’s next? We’re not panicking, we’re problem-solving:
👉 Speaking to a broker for clarity on lending
👉 Chasing insurance to see if we’re covered for this
👉 Getting a specialist solicitor involved
👉 Last resort — removing the covenant altogether

We were hoping to have keys by the end of June. Now? We wait.

This is the side of property nobody puts on the highlight reel. Deals wobble. Timelines slip. You keep going. 💪

“I’m not the type of person who invests.”

I hear this a lot. Usually from women. And it’s the single biggest thing holding people back.

You don’t need deep pockets. You don’t need a finance degree. You don’t need to buy a single building yourself.

You do need to learn before you leap — and to know that investing always carries risk, including getting back less than you put in.

But the idea that this world is closed to you? That’s the real myth.

It isn’t. 💛

Last week we did something that was completely out of our comfort zone and, after overcoming some serious imposter syndrome feels, we applied for The 2026 Allica Bank Great British Entrepreneur Awards.
