As you may know, Thurrock Council has introduced a new Selective Licensing scheme for privately rented properties in certain wards.
From 5th January 2026 landlords must hold a valid licence to legally let properties in those areas. Failure to obtain the licence may lead to serious penalties — including substantial fines, rent-repayment orders, and restrictions on eviction rights.
We at OMA Fix Ltd are offering a complete licence-application service on your behalf, so you can stay compliant with minimal time, effort or stress.
📄 What our full-service package includes
• A site visit to your property — we come to the property to assess its condition and check compliance requirements.
• Measured floor plan preparation — we produce a professional, accurate floor plan as required for the licence application.
• Reviewing whether the property falls within one of the Council’s designated wards — and whether it might be exempt.
• Checking all required documentation and compliance items (e.g. gas safety certificate, Electrical Installation Condition Report (EICR), Energy Performance Certificate (EPC), tenancy agreement, fire-safety items, smoke/carbon monoxide detectors, etc.).
• Collating and organizing all required documents.
• Completing the licence application accurately and submitting to Thurrock Council on your behalf.
• Liaising with the Council as needed — including responding to follow-up queries or requests for further information.
• Handling the full process from start to finish with a single, upfront service fee.
If, during our inspection or the application process, additional remedial works or compliance works are needed (e.g. repairs, safety upgrades), we will provide you with a separate, transparent quote for your approval. There is no obligation to proceed with those works through us.
💷 Fees
• Council licence fee: £1,034.90 (standard application fee) — payable upfront, directly to Thurrock Council or via your agent/representative.
• OMA-Fix full-service charge: £195.00 + VAT — this covers site visit, floor plan, document collation, application completion and submission, and all liaison with the Council.
Any additional remedial work required to meet licence conditions will be quoted separately and only carried out with your prior agreement.
