Anywhere between £3,000 to £5,000 is reasonable for a family-sized property in Southend.

Basic costs include:
• Decorating
• Flooring repairs or replacement
• Garden clearance
• Minor maintenance works
• Professional cleaning

But of course it can be far higher if the kitchen or bathroom needs replacing for example.

Being a Landlord is easy, right?

When people talk about being a landlord, they usually think about the monthly bank deposit.

Less often, they think about the administration.

The certificate that's due for renewal.

The rent payment that hasn't arrived.

Individually they're small, collectively they take time, attention and mental energy in an ever changing landscape.

It's one reason many landlords are reassessing what they want from property ownership.

But used properly, they can save money too.

One of the biggest mistakes landlords make is carrying out repairs piecemeal.
Replacing one socket today and another next year.
Patching damp rather than investigating the cause.
Repairing kitchens repeatedly instead of replacing them when the time is right.
A void period allows work to be completed properly without disturbing tenants and often at a lower overall cost.
Sometimes spending more once saves spending repeatedly for years.

My list of considerations before a sale looks like this:
✓ Deal with damp and mould properly
✓ Complete larger maintenance projects
✓ Replace ageing kitchens or bathrooms
✓ Upgrade electrics where needed
✓ Decorate throughout in one go
✓ Future-proof the property
