🏡 Landlords – Big Changes Are Coming!
The Government’s Renters (Reform) Bill is set to shake up the rental market in England.
Here’s what it means for you 👇
🔹 No more Section 21 – “No-fault” evictions will be scrapped. You’ll need valid grounds such as rent arrears or breach of tenancy.
🔹 End of fixed-term tenancies – All new tenancies will be rolling (periodic). Tenants can give notice anytime, landlords will need a reason to end.
🔹 Rent increases capped – Once per year, with notice, and tenants can challenge rises above market value.
🔹 New Landlord & Property Register – Every landlord and property must be registered before being marketed.
🔹 Mandatory Ombudsman scheme – All landlords must join; tenants can raise complaints directly.
🔹 Tighter property standards – “Awaab’s Law” brings stricter rules on damp, mould and repairs.
🔹 Pets & Fairness – Blanket bans on pets and discrimination (e.g. “no DSS”) will be outlawed.
