"How do I increase my tenant's rent now the rules have changed?"

If you haven't updated your process yet β€” this one's for you.

Since 1 May 2026, the Renters' Rights Act changed how rent increases must be handled in England. Here's what every landlord in Wimbledon and SW London needs to know:

βœ… Only ONE rent increase per year
No more frequent reviews β€” and any rent review clauses in old tenancy agreements no longer apply.

βœ… Section 13 notice is now mandatory
You can't agree it informally or via text. Every increase must go through the formal Section 13 process using the correct legal notice form.

βœ… At least 2 months' written notice required
For a monthly tenancy, you must give your tenant a minimum of 2 months' notice before the new rent takes effect.

βœ… Your tenant can challenge it
If your tenant believes the increase is above market rate, they can refer it to the First-tier Tribunal. Keep your increase reasonable and justifiable.

The process is more formal now β€” but it's completely manageable if you follow the correct steps.

This is one of the most common questions I'm hearing from renters in Wimbledon right now β€” and it's a really important one.

The short answer: **No. Not anymore.**

From 1 May 2026, Section 21 β€” the so-called "no-fault eviction" β€” has been abolished under the Renters' Rights Act. Your landlord can no longer simply hand you a notice and ask you to leave without giving a legal reason.

Here's what's changed:

βœ”οΈ Section 21 is gone β€” landlords must now rely on specific legal grounds (Section 8) to end a tenancy
