The number of students applying for university or college in 2024 is 0.7% higher than 2023 and the second highest number on record which will further increase demand this year.

Around half of HMO (house in multiple occupation) landlords surveyed said that they use their property or portfolio as their sole source of income.

However as HMO specialists amongst other things, we are also seeing some Landlords looking to sell properties, especially around the Student markets and properties that need refurbishment.

With the Auction market, properties can be sold with tenants in occupation, making that an attractive route to the vendor and the buyer, maximising their rental income.

The most common HMO portfolio size was the smallest, with 34% having between 4-10 properties. Despite proposed rental reforms and local authority licensing schemes, confidence in HMOs remains, with the housing shortage driving demand for well managed house shares, in some areas.

Your local property update as House prices rose by 1.8% in the year to March. House prices grew by 1.8% in the year to March, back in positive territory for the first time since last August – and stronger than at any time since April 2023.

Detached homes led the way with 2.5% growth year-on-year, reaching an average price of £440,085. Semi-detached homes follow closely behind with 2.2% annual growth. Growth was more muted but still positive for lower priced homes, with terraced houses rising by 1.3% and flats by 1%.

There is a widespread expectation that interest rate cuts are not far away and 12% more new homes were listed for sale than a year ago.

The average shelf life of a mortgage deal has stabilised, increasing to 15 days, up from lows of 12 days in July.

Both the average two and five-year fixed rates have been falling from the start of August, currently at 6.66% and 6.08% respectively.

It has been a busy period for lenders, as they are cutting fixed rates and launching new deals to generate business.

In our latest economic report monitoring the outlook of various economic indicators gives us a good view on both the current and future direction of the UK’s housing market.

With 14 consecutive interest rate rises, the Bank Base rate reached 5.25% in August. Latest projections are that rates are likely to peak before the end of the year, having successfully begun to curb inflation.

Inflation is expected to remain ahead of target (2%) while wage growth remains high and employment continues to grow.

More stability is expected in 2024 with the UK economy now expected to avoid recession. Nationally, house prices falls seem inevitable, but with an election on the horizon, expect some new policy incentives for first time buyers.
