Despite all the noise, headlines, and negativity around the property market right now… People are still moving 🏡

But here’s the reality, it’s a price-sensitive market. Buyers are active, but they’re selective. If you launch too high, you don’t create enough interest… and without interest, you don’t create competition.

This week, I agreed a sale at 109% of the marketing price...

I used an “offers in excess of” strategy and positioned the property right on a key trigger point on rightmove which meant anyone looking up to and over would see, which in itself doubled the footfal. That pricing level was designed to maximise attention, not limit it.

The result? ✍️

Strong interest, multiple viewings, and multiple offers.

That competition is what drove the final price up - not starting high and hoping for the best.

Too many sellers sit above the market and wait.

The smarter approach is to sit on the market - at the level where buyers are ready to act.

That’s how you turn interest into competition… and competition into a premium price.
