Did you know Japanese knotweed can affect selling your house? We regularly get calls from people who only come across this when they’re already in the process of trying to sell.

Mortgage lenders will usually ask if it’s present on or near the property, and it also comes up when completing the TA6 form during a sale.

Knotweed isn’t always obvious either. It spreads underground and can sit dormant for years before showing clear signs.

☀️ Japanese knotweed in Summer ☀️

Summer is when Japanese knotweed is easiest to spot.

Look out for:
✅ Large shield-shaped leaves
✅ Dense green growth
✅ Tall bamboo-like stems
✅ Small cream flowers in August

Many homeowners don't realise they have a problem until the plant has already become established.

Bamboo disputes are becoming more common - and more complicated.

Because it spreads underground, by the time it appears on the wrong side of a fence the root system underneath has often already done significant damage. That makes resolving it harder, and the question of who's responsible less straightforward than it might seem.

Environet are seeing more cases where what started as a neighbour's garden plant has become a boundary issue, a legal headache, or a problem that surfaces mid-sale at exactly the wrong moment.

It doesn't have the same reputation as Japanese knotweed — but the disputes it causes are just as real.

Worth getting it checked before it becomes someone else's problem too.

You’ll see Buddleia covered in butterflies throughout the summer and it’s a great plant for pollinators. A lot of people are happy to have it in the garden. But it’s a different story when it starts growing out of walls, roofs or gutters.

It seeds easily into small gaps in brickwork, roofs and gutters. Once it takes hold, it doesn’t stay small, and over time the growth can start to open those gaps up and cause damage. We see it quite often on walls and older structures where it’s been left to establish.

"Is it expensive to deal with invasive plants?"

Honestly? It depends how long it's been left.

Catch it early and you're usually dealing with something contained and manageable.

Left to grow, the roots or rhizomes have quietly done their thing: spreading further, going deeper, getting into structures or boundaries.

We hear a version of the same thing a lot: "I wish I'd got this looked at sooner."

Our Contracts Director Luke Walton sums it up pretty well: "It will never be less expensive than it is today."

If there's something in your garden or on your land you're not sure about, it costs nothing to identify now but could prove costly to ignore.
