What your EPC rating (A-G) could mean

what measures are present in the property? What improvements could be made?

EPC Rating A: what it means
An EPC Rating A is the highest rating, reflecting exceptional energy efficiency. Achieving this rating often requires a combination of advanced insulation, renewable energy sources, and high-efficiency systems.
EPC Grade A homes often have:
Solar panels, advanced insulation (walls, roof, floor)
Triple glazing, air source or ground source heat pumps
Energy-efficient lighting, mechanical ventilation with heat recovery (MVHR), High-performance heating systems.

EPC Rating B meaning
An EPC Rating B indicates a home with very high energy efficiency. This rating can be achieved with a mix of high-efficiency measures.
EPC rated B homes can require:
Solar panels, improved insulation (walls, loft, and possibly floors)
Double or triple glazing, a modern
Efficient boiler or heat pump, smart thermostats, and LED lighting.

EPC Rating C meaning
An EPC Rating C is common in modern homes or those that have undergone partial energy upgrades.
What EPC C rating means & how to achieve it:
Loft and cavity wall insulation
Efficient glazing (double glazing)
New or upgraded boiler, basic draft-proofing
LED lighting.

EPC Rating D meaning:
An EPC Rating D is typical for older homes that have had minimal energy upgrades.
A rating of D requires moderate improvements.
Cavity wall insulation
Loft insulation
Upgrading old boiler
Draft-proofing

EPC Rating E: what this grade means
An EPC Rating E is often found in older homes that have poor insulation and outdated heating systems but still meet the minimum energy efficiency standards for rented properties.
Homes rated E likely need:
Basic loft insulation
Replacing extremely old boilers
Minimal draft-proofing.

EPC Rating F meaning & improvements
An EPC Rating F reflects a poorly performing home in terms of energy efficiency, likely to have little insulation and inefficient heating.
Upgrades required:
Some minimal loft insulation
Draft-proofing
Upgrading very old systems

EPC Rating G
An EPC Rating G is the lowest rating and indicates a home with very poor energy efficiency. This may include homes without proper insulation, old single glazing, and very inefficient heating systems.

What will the assessor look at during the EPC survey?

The EPC assessor will require access to all of the rooms in the property, including (where applicable) loft hatch, room in the roof, extensions, conservatory, electric and gas meters.

They will draw a sketch plan of the overall floor area of the property. Once this is done they will work through each room capturing all relevant data:

Type of property and age
Construction materials
Home insulation
Wall thicknesses
Heating systems & controls
Hot water cylinder details
Water cylinder insulation
Secondary heating systems (if applicable)
Floor construction
Window glazing type
Lighting, especially you are using energy-saving light bulbs

Minimum Energy Efficiency Standards (MEES)

Minimum energy efficiency standards (MEES) were introduced by the government to improve the quality and increase the energy efficiency of the worst performing privately rented houses and buildings.

With effect from the 1st April 2018 there was a requirement for any domestic properties rented out in the private rented sector to have an Energy Performance Certificate rating of E or above.

The regulations came into force for new lets and renewals of tenancies with effect from 1st April 2018 and for all existing tenancies on 1st April 2020.

It is now unlawful for a landlord or agent to rent out a domestic property with an EPC rating of F or G, unless they have a valid exemption in place. This includes properties rented on an assured tenancy, regulated tenancy, or domestic agricultural tenancy.
In practice this means:

- if you currently let a property with an EPC rating of F or G, you must improve the property’s rating to E immediately, or register an exemption
- if you plan to let a currently vacant property with an EPC rating of F or G, you need to improve the property’s rating to E, or register an exemption, before you start a new tenancy

The MEES for rented homes is expected to be raised further in the future. The government is currently in consultation about what the minimum level will be and how soon it will be implemented.

Landlords should to be thinking ahead and consider how they can meet a higher standard rather than just the current minimum standard.

Decoding EPC grades

A: If your home proudly has an EPC rating of A, it means your home is perfectly energy efficient.
B and C: If your home is rated B/C then your home is a shining example of energy saving brilliance, with a little room for improvement.
D and E Rating: Don't worry if your home is in the D-E range. This is a common rating and presents a fantastic opportunity for improvement.
F and G: Ratings of F and G indicate areas where your home's energy efficiency could use a boost. Fear not; there are recommendations on the certificate to help you make changes to improve the rating.

What will an assessor ask when visiting to complete your EPC?

It is likely that they will want to know the following:
When was the property built?
When were any extensions and conversions made?
If you converted the loft into a room, when was the work carried out?
Does the property have any cavity wall insulation?
Have you very recently added any double glazed windows or doors?
Does the property have any under-floor insulation? Can this be seen, or do you have the receipts for this work?
Are you on a single or double electricity meter?
Have you installed any heat recovery technology?

Giving as much information as possible helps the assessor give you the best possible score on your certificate
