Should I have a survey, when buying a property ?❓❓❓🏠🏠🏠

Absolutely - you are spending hundreds of thousands of pounds - You should have a survey.

Will a mortgage survey suffice.. ? NO

A mortgage survey unless upgraded to a homebuyers. It is just a valuation from the bank to make sure the bank will not be in negative equity if the client defaults. Sometimes mortgage surveyors dont even go into the property...

Get an independent survey from a chartered surveyor!! Homebuyers at least! :)

Next question... What process should I follow to buy a property. ?

Good question.. May we suggest the following - very briefly.

1. If you need a mortgage - speak to your bank / broker and get an idea of your borrowing power and deposit needed. This give you an idea of how much money you have to 'go shopping with'. It doesn't commit you to anything either. Dont have a broker? We can help with that.... 01983 883333

2. If you have a property to sell 1st - get it valued - side note - of course we can help with this 01983 883333 :) Again you know how much you are likely to get so you know what your budget to buy is.

3. Make sure there are properties out there that meet your criteria and put your house on the market.

4 The viewings should have started on yours, so get out there and start viewing!!

5. Agree an offer to sell and an offer to purchase.

6. Instruct solicitors.

7. Instruct surveyor.

8. Instruct mortgage company / broker.

9 Start packing.....

Lets start with a question that we get asked ALOT.. When is the best time to move or sell your home ?

Our answer to this is; When the time is right for you... When your life dictates it or you fancy a change.

Put your property on the market in summer and there are more buyers, but there are also more property on the market for those buyers to choose.

In winter and there are less buyers around - however there are less properties for them to consider buying. Do it, when its right for you.... :)
