🛠️ Shaftesbury Road update

Our next flip is officially underway, and things are moving fast at Shaftesbury Road.

This one’s going from a one-bed to a two-bed, and so far… It’s all going swimmingly. 🏊‍♂️

We’re already ahead of schedule, thanks to minimal asbestos (and one less budget surprise 👏).

If Terminus Road was the warm-up, Shaftesbury is where we hit full stride.

🔨 One month in: London Road, Sittingbourne, is taking shape

Our Sittingbourne co-living HMO is progressing well:

✔️ Foundations for the rear extension are in
✔️ Internal walls and room formations are underway
✔️ Delays from archaeology and party wall negotiations are now resolved

What’s next? We’re aiming for completion in September, followed by letting, refinancing, and packaging for sale alongside Albany Road. This is a key step in maximising site value, with additional planning also in progress for flats at the rear.

🚧 What we delivered in June at Aura Ventures

As we move into the second half of 2025, our focus remains on quality ex*****on across supported housing, co-living, flips, and longer-term asset management.

Here’s what moved forward this month:

🔹 3 London Road, Sittingbourne:

Now one month into the build. Foundations for the extension are in, internal layout formation is progressing, and archaeology is behind us (with nothing of note found). After initial party wall delays, we’re now on track for September completion, ready for letting and refinancing by year-end.

🔹 Tudor House, Wigan:

Our 15-bed co-living and 2-commercial-unit scheme has officially started on site. Hoarding and security are in, and strip-out is underway. This build is due to complete in spring 2026, and we’re receiving daily progress reports via our contractor app, offering full delivery visibility.

🔹 Sudley Road, Bognor Regis:

Planning approved for our first supported housing scheme on this site. This office-to-residential conversion will deliver six fully accessible flats. We’re now progressing legals with our care and housing partners, and on-site works are scheduled to begin in September.

🔹 Brighton Flips:

Terminus Road is live on the market.

Shaftesbury Road is progressing ahead of schedule, and Terminus Road was delivered in exactly three months from acquisition to listing, a cycle we aim to replicate.

It was a real privilege to speak last week, loads of fun, great people, and some brilliant conversations.

I shared the full story (warts and all!) behind our London Road, Portsmouth project, and how we achieved an EPC A rating on a commercial-to-HMO conversion. It was my first time presenting it publicly… and the response was fantastic 🙌
