• Creating professional photos, descriptions, and pricing strategies.
• Advertising the property on booking platforms.
2. Guest Communication
• Handling inquiries, booking confirmations, and check-in/check-out instructions.
• Answering guest questions during their stay.
3. Pricing & Occupancy Optimization
• Adjusting rates based on season, demand, and local events to maximize revenue.
4. Cleaning & Maintenance
• Arranging housekeeping after each stay.
• Coordinating repairs, restocking supplies, and making sure the property is in top condition.
5. Check-In/Check-Out
• Either meeting guests in person or using smart locks/self-check-in systems.
• Inspecting the property after guests leave.
6. Compliance & Safety
• Ensuring the property meets local short-let regulations, tax requirements, and safety standards.
7. Reporting & Payments
• Sending the owner occupancy reports, earnings, and expense breakdowns.

In short — we’re like a hotel manager but for one or a few privately-owned properties or room, aiming to make them profitable without the owner having to get 3 a.m. “The Wi-Fi’s not working!” calls.

We do have a big room for short-term let in Goring by Sea, 30 seconds walk to the beach. Private entrance, side garden, no kitchen, but has kettle, mini fridge and tea&coffee. If your family are visiting or you need a short stay, let us know! Dog friendly. Rates around £85 per night. Discount for longer stays.
