Great news from Norwich! 🎉

Our latest Joint Venture (JV) property refurbishment project has officially sold STC within 24 hours of hitting the market — what an awesome result for our new buyers who will hopegully be in new home in yye bext few minths!

We met our JV partners through reaching out on LinkedIn, we met in a local pub and discussed our property strategies and realised there we could bulld an opportunity to work together on our combined ambitions on a project we had both seen and beyond.

This has been a fantastic collaboration and shows what can happen when the right people, skills, and resources come together with a clear plan. From acquisition as an “Assited Sale” through to refurbishment and now sale, it’s been great to see the hard work pay off so quickly.

If you’re not familiar with what a Joint Venture (JV) is, here’s a simple explanation:

A Joint Venture in property is when two or more parties partner on a project, each bringing something different to the table. For example:• One partner may provide the capital• Another partner may provide the experience, deal sourcing, and project management

The profits from the project are then shared based on the agreement, allowing everyone to benefit from the opportunity.

It’s a powerful way to deliver projects that might not be possible alone.

Our story is nothing new but it shows how a network of like minded people and powerful conversations can lead to great outcomes.

Back in October, we started our first Joint Venture project with CornWick Ltd — and today it has officially hit the market! Who would have thought 8 months ago when we started our mentorship programme the first one would have been done AND we have a 2nd currently on legals but more about that another time 🙂

A huge amount of work has gone into transforming the property, and it’s incredibly rewarding to now see it presented as a finished product. Even more exciting, viewings are already booked for today, so we’re really looking forward to hearing what prospective purchasers think when they walk through the door.

Projects like this show the power of collaboration, clear vision, and the right partnerships.

We’re proud of how this one has turned out and excited to see the next stage of the journey unfold.

Spent a really good couple of hours yesterday walking round three of Tom Durrell’s refurb projects 👷‍♂️

First up was a great 3-bed Grade II listed property — full of character and a good reminder of the extra care and planning that goes into working with listed buildings.

Then we walked a HMO mid-refurb, which is always my favourite stage to see. Being able to talk through layout decisions, compliance, costs and the challenges that have been overcome while a project is live is where the real learning happens.

And the photo here is from his finished 2-bed terrace in Norwich, which shows the end result of doing things properly. You can analyse figures on a spreadsheet all day, but physically walking through a completed property and seeing the quality and flow brings everything back to the bigger picture.

Getting out on site, talking through real projects and sharing connecting was exactly the reset I needed this week.

Massive thanks to Tom for taking valuable time out of his day to show me around and openly share his process — that level of transparency in property is hugely appreciated.

Left feeling refocused and ready to push on 💪

If you’re in property, my advice this week is simple:
➡️ get out from behind the laptop
➡️ go and look at a live or completed project
➡️ talk to someone who’s actively doing deals

It makes a bigger difference than you think.

We wanted to share something special with everyone who follows our page, because you’re a big part of why this matters.

Yesterday Caroline and I were presented with an award by our mentor Phil Elder (far left) on behalf of Assets For Life for standing out with our social media presence in 2025

For us, this isn’t just an award — it’s a reminder of how far we’ve come.

At the start of the year, we had no social media presence at all.
No posts. No confidence. No idea what we were doing.
Just a decision to show up, be honest about our journey, and let people in as we build OwnSpace Developments from the ground up.

Sharing our progress with you — the wins, the lessons, the behind‑the‑scenes moments — has helped us grow in ways we didn’t expect. And being recognised for it shows why it’s so important to keep telling our story openly.

Caroline and I are currently at the Norwich Norwich Property Meet on a Friday night… yes, this is how we party now 😂

Instead of Netflix or a night out, we’re soaking up wisdom from five brilliant speakers sharing their real-life property successes — from large-scale commercial conversions to HMOs and BTLs across Norfolk and Suffolk. Honestly, the level of experience in the room is unreal.

It’s genuinely humbling to be surrounded by so many passionate property people who are happy to share knowledge, stories (and a few war wounds!) all with the aim of learning, growing and making a difference.

Massive thank you to everyone here for the energy, openness and great conversations — and a special shout-out to Tristan Gordon for always pulling these events together and creating such a strong community. 👏

🏠 When “adding value” actually does the opposite…

This week we viewed a property and we were told by the agent
❌ Don’t use the electrics
❌ Don’t walk on the decking — it’s unsafe
❌ There may be some “other things” to watch out for.

It all started from the en suite consumer unit (pictured) the result of a previous garage conversion and other DIY “improvements”.

The intention was clearly to add value.
But cutting corners — whether due to budget constraints or overconfidence in DIY skills — can turn upgrades into red flags for buyers, lenders, and surveyors.

🔍 This is where we spot opportunity.

Properties like this are often avoided or heavily discounted. We look past the noise to assess:
✔️ what’s non-compliant
✔️ what needs fixing or removing
✔️ what actually adds value when done properly

By correcting issues to the right standard, we turn perceived risk into genuine value — protecting our capital and delivering returns for our investors.

💡 Lesson:
True value isn’t created by quick fixes. It’s created by doing things right.

Being a member of a landlord association such as the Eastern Landlords Association (ELA) has real, practical value — particularly when issues arise unexpectedly.

A landlord I know experienced a serious tenant issue over the Christmas period, at a time when access to advice can be very limited. Having met Oliver Wilkinson of the ELA at a number of Norwich networking events I had been impressed by his passion, experience, and genuine desire to help other landlords, so I recommended ELA without hesitation.

Despite the holiday period, the director volunteered to help them via text and phone, providing calm, timely, and practical guidance when it was most needed. As soon as the office reopened in the New Year, a face-to-face meeting was arranged, ensuring the landlord received clear, tailored, and up-to-date advice on the best way forward.

This experience reinforced the importance of being part of a professional landlord association. It’s not just about documents or updates — it’s about access to knowledgeable people, real support, and sound advice when things go wrong.

I wouldn’t hesitate to recommend the Eastern Landlords Association to any landlord who wants to stay compliant, protect themselves, and know expert support is available when it truly counts.

🐾 **End‑of‑Year Office Vibes at Ownspace HQ** 🐾

While most people are easing through the weird “in‑between Christmas and New Year” days… we’ve been in the office doing what we do best — planning, reviewing, organising and getting ready for a big start to 2026.

And our very dedicated “office staff” — Kevin, Charlie and Alf the Maine C**n — have been right by our side.
By “right by our side,” I mean… completely passed out on the floor, offering absolutely zero help and 100% cuteness.

This week we’ve been:
🔍 Looking back at the last 6 months
📅 Mapping out the next 6
🏡 Going through our property pipeline and lining up New Year viewings
⚙️ Tightening up systems and processes
🤝 Reconnecting and resetting for the year ahead

Meanwhile the pets?
Sleeping.
Snoring.
Supervising from the carpet.
Living their best lives.

While they sleep… we work.
(One of us is definitely doing this wrong.)

🎥 Project Northcote Update

Caroline’s been out at our Norwich terrace project today doing what she does best — checking progress, explaining interest rates, and generally keeping things in line.

The painters have been in, everything now smells like fresh emulsion, and we’re officially ready for second fix.
Kitchen and bathrooms are arriving from 5 Jan — because who doesn’t love flat-pack season after Christmas?

January/February becomes a pretty exciting time for buyers and investors — right when we plan to launch.

While the rest of the world is settling into mince pies and movie marathons, the OwnSpace Christmas looks more like:
🔨 finish the refurb
📋 review the business
🚀 hit the ground running in January

We’ll relax in March. Maybe.

A JV with an awesome return - Northcote Road Project Update 🛠️✨

It’s powering forward! The plasterers have finished up and every room is freshly skimmed and drying out. Once that’s sorted, we’re straight into 2nd fix plumbing and electrics before we start transforming this Victorian terrace into something just right for a 1st Time Buyer..

Christmas might be around the corner, but the pace isn’t slowing — we’re pushing hard to bring this one to market for late January. 💪🏡 The finish line’s in sight and it’s looking better every day.

Caroline is doing great with these videos, she is a natural! Like the Christmas jumper❤️
