Garden Improvements continue!

Although the garden had been levelled and grass seeded, the new tenants asked if we wouldn't mind laying turf in the garden, so that the children can make use of it fully in the summer months.

Loved the end result and actually wasn't as expensive as we expected for 75m2.

Let before we'd finished! πŸ’ͺ

We were working in the back garden, when a couple came in and asked if we planned to rent the house out, when we finished the renovation work.

They had a look around and said it was exactly what they wanted! 😍

How exciting! We were just considering starting to advertise for tenants. Checks all completed and all paperwork signed ✍️

Anyone else had this sort of luck?! πŸ€

Job 25 - Finishing up in the bathroom

Disaster strikes! We finished the tiling and grouting only to find out the shower has decided to pack up!

Another unexpected expense but one we're glad to be sorting before anyone moves in.

Job 24 - More gardening!

Russ created a nice seating area where the concervatory used to be and we levelled the back garden as much as possible. Really difficult in the wet weather.

Top soil from Raycox in Yate.

Such an improvement! Valuation to take place shortly.

Job 23 - Getting the patio and garden sorted.

Patio slabs from Facebook Marketplace. It took two journeys with the trailer to pick them up but for Β£50 they were worth the trip!

Whacker plate from Murray Hire in Yate.

We seriously could not believe how disgusting the previous vendors left the garden, look at that rubbish!

Job 22 - Finishing off the bathroom tiling.

One that requires a little patience but can make a room feel clean and light 🌟

Anyone with a keen eye spot the shower change? We'd tested it before but for some reason it decided to fail once we had the room finished. We had to buy a quick replacement and get a plumber to fit it.

Job 21 - Off with the conservatory.

It was leaking like crazy and badly built, so we made the decision to take the conservatory down and create some outside seating space.

Russ and I enjoyed demolishing it and nearly managed to complete it without smashing any glass. The last section was being stubborn, it twisted and shattered. Oh well πŸ˜‚

Job 20 - Bathroom floor & wall tiling.

Probably not that high on the list of jobs that either of us enjoy but one that had to be done. Laying a plywood floor to put the floor tiles down, then adhering the tiles.

We also made a start of the wall tiles.

Floor tiles from Facebook Marketplace and wall tiles from B&Q.

Job 19 - Garage Door replacement.

We never realised how difficult it could be to source a replacement garage door. The door seemed to have very odd dimensions.

Our initial thoughts were to heat gun the paint off the old door and try and fix the runners but we managed to find a replacement locally on Facebook Marketplace, so decided to purchase. Luckily it was only a couple of miles down the road, so we strapped it to the roof bars of the car and drove home.

I think we made the right decision! 😁

Job 18 - Laminate anyone....πŸ˜ƒ

One of my favorite jobs to date, laying the underlay and laminate flooring. Extremely satisfying to get the flooring down rather than walking around that cold solid floor.

The laminate and underlay was sourced locally on Facebook Marketplace.

What do you think?

Job 17 - Phase 2 - Finishing off the kitchen fitting.

Cabinets are on the wall, tiles up and grouted. Just the laminate flooring to go. πŸ‘Œ

Job 17 - Phase 1 - Making a second hand kitchen fit.

Sourced from Facebook Marketplace again, we sourced the kitchen for Β£200. We had to remove it from the exiting property but worth it to make the savings and keep us within the budget.

We also managed to source 7 sq. meters of mint mero tiles, which we think look AMAZING! Photos to follow.
