This lovely two bedroom end of terrace house went for over the asking price. Particularly pleased about this as the owners were informed it was over valued by me by other local estate agents!

The demand for houses such as this is huge with people downsizing and releasing equity to help fund other projects.

However there is a big but. Your estate agent has to reach outside of the area. Just putting your property on Rightmove or Zoopla and not having any social media campaigns is not going to work. Your property has to be put in front of the right people.

🏡 Thinking of selling? The preparation you do before the photographer arrives really does matter.

After more than 30 years in estate agency, I've seen beautifully presented homes that buyers immediately connect with, and I've seen perfectly good properties struggle simply because they weren't quite ready when they came to market.

You don't need to spend a fortune. Start with the basics: declutter the rooms, deal with those little repairs you've been meaning to get around to, touch up tired paintwork and give the garden and entrance some attention. Buyers start forming an opinion before they've even walked through the front door, so first impressions genuinely count. 🌿

I'd also be careful about going too far. You don't necessarily need a new kitchen, new bathroom or thousands of pounds spent on improvements just because you're selling. Sometimes the money is better left in your pocket. A good estate agent should be able to tell you which improvements are likely to help the sale and which probably won't give you your money back.

The objective isn't to make your home look as though nobody lives there. It's to present it at its absolute best so buyers can imagine themselves living there.

If you're considering selling, speak to your estate agent before you start spending money. A little experienced advice at the beginning can save a surprising amount later. 🏡🔑
