We’re into the governments new Renter’s Rights Act. Apparently designed to “help” renters 😅
Let’s compare stricter controls on landlords to a recently changed system in Argentina 🌍
If you didn’t know, a guy called Javier Milei became president of Argentina in 2023. A staunch Libertarian. A libertarian is someone who is passionate about socioeconomic freedom. He’s big on free markets, “laissez faire capitalism”.
He’s applied his theory that free markets produce better outcomes for the vast majority of citizens. ✅
Before Milei came to power, Argentina imposed strict rent controls on landlords in the private rented sector. Between 2020-2023 supply collapsed by 43% when the controls started to bite. There was no incentive for landlords anymore. They left the market and sold up. The result on rents in Buenos Aires? 245% increase. Some reports showing a rise of 140 percentage points above inflation. 😱
Remember, this was government legislation DESIGNED (apparently) to help RENTERS. All it did was exacerbate wealth inequality. 📉
What did Milei do? He freed the market. Scrapped rent controls and allowed supply to meet demand. The result? Supply UP by at least 170% and Rents DOWN in real terms by around 40%.
The public is a consumer. Even those things some people consider to be “human rights” like housing, health care or education. Someone needs to innovate, risk earned capital, create, build, SUPPLY that good or service. If you restrict the supply with regulation, the consumer suffers, the majority of suppliers suffer, leaving only a small amount of suppliers to benefit from an exclusive market.
So why aren’t we jumping for joy at these changes? There’s no doubt we as landlords, developers and agents will enjoy a big uptick in cashflow and balance sheet wealth. Because we understand these principles, we will stay in the market. But less regulation and more competition is good for society, and let’s be honest, this society needs a shot in the arm. We believe in our ability to produce a high quality product and beat an increased competition. 🙌
Whatever the market, we will do well. But a free market is a rising tide that lifts all boats.
