Take the site plan to the Town & Country Planning Dept at the Assembly and ask: "Please, is this land good? Is it on waterway, road or school land?"
They will check their big map and tell you the TRUTH. If it's waterway, they will say "MY BROTHER, DON'T BUY!"
Small fee, but your millions are safe. ✅
VISIT 2: AFTER YOU PAY (Building Permit)
This is when it's already too late!
You have bought the land, you want to build, so you go for permit. They come, they inspect, then they say "SORRY, THIS IS WATERWAY. PERMIT REFUSED!" ❌
They will put red X on your wall. You can't build. You can't sell. Money gone!
