Went to ablekuma curve with my SURVEYOR to do LAND PICKING for a client's SITE PLAN AND INDENTURE..

Then drove straight to My ARCHITECTURAL DESIGNER to check nd make input on my current works I am doing ...

But I am thankful to HERBERT, my right hand man who's my QUANTITY SURVEYOR ND BUILDING ECONOMIST who helps me create magic...

CERTIFIED LAND TITLE IS DIFFERENT FROM AN INDENTURE

It's better to always seek professional advice when buying lands especially in places like kasoa(ASALAJA)

Always go with your surveyor to RE-ASSESS the land and use the SITE PLAN your SURVEYOR DID to do a search at LANDS COMMISSION to confirm the details on the INDENTURE given to you by the SELLER (CHIEFS, INDIVIDUALS OR FAMILY LAND)

THE DETAILS OF THE SITE PLAN ON THE INDENTURE MY CLIENT HAS IS DIFFERENT FROM WHATS AT LANDS COMMISSION..SO IS EITHER HE HAS BUILT ON A WRONG LAND OR GOT A FAKE LAND DOCUMENTS FROM THE SELLER

MY client has built on the land for almost 5yrs now, he THOUGHT HE POSSESSES an INDENTURE so the LAND IS HIS... You are WRONG, it's just an AGREEMENT between the BUYER AND SELLER..

Until you COMPLETE the REGISTRATION of THE LAND and SECURE THE LAND TITLE IN YOUR NAME, PLS DON'T BE COMFORTABLE ..

Funny enough, KASOA AND ASALAJA are LITIGATION PRONE AREA FULL OF LANDGUARDS..

NB: All OF LAST WEEK JOBS WERE ABOUT THESE ND SOME HAVE LOST HUGE MONIES JUX COS THEY DIDN'T KNOW OR WERE TOO LAZY IN FOLLOWING THIS BASIC STEPS.. IT'S BETTER TO SPEND 2-3k ON EXPERTS THAN TO THROW AWAY MILLIONS OF CEDIS /DOLLARS TO UNSCRUPULOUS LANDOWNERS/AGENTS

1 DON'T make payments before doing SEARCH OR START REGISTRATION ON THE LAND

2 SEE d SITE/LAND u want to buy yourself or let a relative,parents or friend do same jux to confirm, if necessary, go with ur own SURVEYOR( IF U WNT ONE LET ME KNW)

3. SEEK for the INDENTURE OR SITE PLAN of d LAND and do an OFFICIAL SEARCH of d land to ASCERTAIN if d info on d land matches what he said to u about it.. If it doesn't, don't make payment

4 FOLLOW this steps to ur satisfaction before u make payments or else don't blame anyone ..
