It is said that "roadside thing is nice but we use money to do it". Do you see those box box storey buildings springing up in the country, they're in vogue and beautiful right?
Now before you go to your architect and say "draw some for me", I'll like to inform you that those cost between 900k and 1.5m cedis to build. You may spend more if you decide to go ultra bespoke. Tempered glass, Italian tiles, Burlinton sanitary ware and so forth.
Before you opt for a storey building for example, know the potential cost of the slab(flow) else e go shock you slightly.
Get a Bill of Quantities after your building plan is completed. Revise the plan to suit your financials having gotten a perspective on the costs. Most people fail to do this and get a rude awakening after they raise blocks to the lintel level. Abi raising blocks diɛɛ it is falaaa oo. It also gives you a false hope that you're almost done 😢 sorry wai. Finishing the building is the real deal especially as we men of today want to do in 2 years, what our fathers did in 10 to 20 years. (This is not a shade. Rather a compliment)
"I want my hall to have plenty lights to look like the sky at night " no problem. Just remember that you'll need wiring to carry power to those stars. Wires and conduit pipes kraaa can be between 20k and 30k.
"I want a big modern kitchen", 25k-50k cedis be that. If you want the 'L' people, budget $10k. So tell madam.
"I want a big hall" be prepared for extra block work, extra plastering, extra concrete, extra ceiling material, extra tiling, extra painting plus all their associated labour and other overhead costs. You can't swerve these costs.
I guess all I'm saying is, know what you want to build and what it takes to build it.
Also, iron rods are expensive but build right. Cutting corners can be deadly.
Not to justify exorbitant cost of rental in Ghana especially Accra but divide 180 months (15 years) by 1 million cedis. That is a rough estimate of how much rent to charge over the period if the property owner wants to break even. You can adjust for inflation but this is an idea. If you haven't attempted to build in Ghana, you'll easily condemn property owners.
