If you have a short term rental or are considering setting one up, it is important to stay up to date on the ever-changing legislation. Please be aware that these new regulations must be complied with, regardless of which platform you use to market your property or if you take direct bookings.

Following on from yesterday's post, here are the details that now apply to properties let out on short term booking platforms such as AirBnB, Booking.com and similar. Note that this also applies to any short term lets so if you market your property through Instagram, Facebook, your own website and so on, you still have to comply with these laws.

The easy ones which you may already have in place are civil liability insurance, wiring certification from a licensed electrician, fire extinguishers and an emergency contact guide.

Items that are relatively easy to fix and not expensive are a first aid kit and a pest control certificate (someone comes over from Rhodes to treat your property every year).

The things that are trickier, within the context of Symi's unique architectural status, are the mandatory installation of air conditioning, smoke detectors and escape signs.

The prohibition on letting out basements and semi-basements may also cause some problems as many of Symi's traditional houses are built into the hillsides and how does one define what constitutes a 'semi-basement' in a house that is surrounded by rock on one or more sides?

As of October 1, 2025, new specifications for short-term rental properties in Greece will take effect, according to a new law.

Does your rental property meet the new requirements? Is it air conditioned? Does it have natural light? Are fire exits marked and does it have smoke detectors, fire extinguishers and fire hoses? Does your insurance policy include public liability in case your guests have an accident in your premises? These and many other items are now requirements if you want to legally let out your property as a short term rental. Owners have until October 2025 to get their properties up to scratch before the inspections and fines start so be aware and start making plans.

Greek Parliament has approved a new tourism bill that regulates short-term rentals and establishes an environmental classification system for hotels, among other provisions.

"The key measures announced include:

– Tax incentives for long-term rentals: Property owners who convert short-term rentals into long-term leases or bring previously closed apartments onto the rental market will be exempt from rent tax for three years. This is aimed at encouraging more properties to be offered as long-term rental options, addressing the housing shortage in key areas.

– Increased taxes for short-term rentals: Conversely, new regulations will introduce increased taxes on short-term rental contracts through platforms like Airbnb. The specifics of these tax increases will be outlined by the Finance Ministry in the coming days."

Greek PM Kyriakos Mitsotakis announced new regulations for Greece’s short-term rental market during the Thessaloniki International Fair.
