📊 75.6% of residential properties sold were over 20 years old, while newly built homes accounted for only 12.3% of sales.

The reason? Limited new construction, higher availability and more affordable prices are pushing buyers toward older properties. At the same time, demand for modern, energy-efficient homes remains strong. 🔑✨

Greece is preparing new construction regulations after nearly a decade of delays, aiming to limit excessive tourism development in high-pressure destinations. 🏗️🌍

The new framework is expected to affect islands such as Mykonos, Santorini, Crete, Rhodes, Kos, Corfu, and Zakynthos, with possible reductions of 20%–30% in future accommodation capacity. 🏝️📉

Authorities are also considering stricter rules for new short-term rental properties and linking building permits to conditions that limit future tourism exploitation. 🏠⚖️

The main goal is to shift toward a more sustainable tourism model, with better infrastructure, lower environmental impact, protection of natural resources, and a more stable investment environment. 🌱📈

📅 Transition Period
Until April 30, 2026 → Judges
From May 1, 2026 → Registered lawyers

📂 Lawyer Registries
Each court keeps 2 lists:
• Payment orders
• Lease restitution
Cases assigned alphabetically for fairness

✅ Eligibility
• 4+ years experience
• Good standing
• No serious sanctions
• 16-hour training

⏱️ Deadlines
• 20 days to issue order
• Extensions only if needed
• Delays → removal risk

💶 Fees
• €400 (payment orders)
• €300 (lease restitution)
Paid upfront, no VAT

Court lawsuits still apply in complex or disputed cases.
