中原地產奧運站君匯港分行C組分行經理陳焯偉表示，入伙約一年半的奧柏.御峰，因樓齡極新且配套完善，入伙至今一直受年輕租客歡迎，屋苑本月暫錄約12宗租賃成交。

中原地產陳焯偉指，市場最新錄得一宗奧柏.御峰租賃交投，單位為2座高層C室，建築面積425平方呎，實用面積332平方呎，採一房間隔，剛以月租15500元租出，平均實用呎租46.7元。業主於2012年以464萬元一手買入單位，現可享高達4厘之租金回報，回報率十分理想。

奧柏‧御峯：鄰近奧運站多金融界承租

奧柏‧御峯屬大角咀一帶樓齡最新的物業，由2座物業組成，備有462伙，其中四成為開放式戶型，分布在1及2座的D、F、G及H室，實用面積由264至283平方呎。

美聯高級營業經理關穎賢稱，由於屋苑鄰近港鐵奧運站，前往中環及九龍站一帶均甚為便捷，吸引不少金融界人士租住，方便上班。

而該盤的開放式單位租賃交投理想，本月暫錄得5宗交投，平均實用呎租$35，包括2座中層F室，實用面積283平方呎，月租$13,400，呎租$47.3，業主於2012年以$351萬購入，回報率4.6%。

現時屋苑約有10伙放租，實用面積平均每呎叫租$40。其中，1座中層D室，264平方呎，叫租$1.2萬。

樓市繼續瘋癲，細價樓越搶越貴。受大角嘴奧朗．御峯一手貨熱賣帶動，其毗鄰「姊妹盤」奧柏．御峯的一房單位，面積353方呎，癲賣500萬元。
香港置業曾家輝稱，奧柏．御峯2座中層E室一房戶，實用353方呎，剛售500萬元，呎價14,164元。買家為奧朗．御峯向隅客，因抽不中新盤而轉投同區二手。原業主於2012年4月以約400.4萬元買入單位，賺近百萬元，升值25%。

香港置業表示，近期受新盤帶動，奧柏‧御峯二手即時受惠，該行剛促成一宗奧柏‧御峯3房單位成交，一個連租約「無樓睇」單位獲區內分支家庭承接，業主原叫價900萬元，經議價後，單位最終以870萬元成交，實用呎價約13,303元。

成交單位為1座中層Ａ室，單位實用面積654呎，建築面積860呎。以870萬元成交價計算，實用呎價約13,303元，建築呎價約10,116元，單位屬3房間隔。

原業主於2012年4月以約721.6萬元購入單位，是次交易帳面獲利148.4萬元，升值約20.6%。

奧柏．御峯睇樓客增六成 (the sun 05.07.2014)

奧柏．御峯樓齡僅兩年，屬大角咀罕有的屋苑式住宅，其簇新高聳及充滿歐陸宮廷建築風格的外形，配合主打開放式單位，符合年輕客群的審美及擇居標準。
屋苑配套雖不及大型屋苑，但會所設施齊全，提供泳池、園林、宴會廳等，基座更自設商場，住戶一落樓就有超級市場和餐廳，最重要是前往港鐵旺角站、奧運站及周邊的大型商場，只需步行約十分鐘。
家天下分行經理黎振傑稱，奧柏．御峯於四月份陸續鬆綁，盤源由早前10個增至近日20餘個，因不乏業主抱着「賺錢離場」的想法，過去兩個月連錄約10宗成交，近日睇樓客亦多六成。

做價平帝峯逾20%

他續指，屋苑八成放盤屬開放式戶，最平選擇是2座低層H室，業主叫價415萬元，外望樓景。
至於較優質的1座中層H室，由於樓層高過前方舊樓，享有開揚的旺角方向市景，單位建築/實用面積348/280方呎，業主叫價僅高前者約4%至430萬元，兩者均屬交吉放盤。比起相距不遠的同系帝峯．皇殿，現時開放式單位最低樓價由550萬元起，奧柏．御峯樓價低逾兩成。
