At the very top of the French ski market, one year's figure on its own can mislead.

Courchevel 1850 shows why we'd always look at several. Our measure is the SnowOnly Reference Price: the price per m² reached by the top 10% of completed apartment sales in a resort.

Courchevel 1850 had the highest in France every year from 2020 to 2024, yet it moved between about €26,000 and €37,000 per m² along the way. In 2025 it was €23,140, on 35 sales.

Few homes change hands at that level each year, so any single year rests on a small number of sales. For agents pricing at the top end, or journalists writing about it, three to five years side by side tell a steadier story than any one of them.
