The Utila Commercial Campus is offered at $849,000 on a huge 3 lot property of 4,790 sqm/1.18 acres.

With multiple buildings, climate-controlled spaces, office, bathrooms, security & plenty of room to expand, it could become a gym, spa, marketplace, coworking hub, offices, retail village or something entirely new.

We think part of the complex would be great as a food marketplace.

They have these all over Spain. So we mocked up an idea like what we saw in Europe this summer. Whaddya think?

🏡 As Realtors, we’ve seen A LOT of houses… and we have a HUGE, ever-growing list of ideas we’ve stolen along the way. 😂

One of the best parts of seeing so many different homes is finding those clever little design decisions that make us think, “Why doesn’t every house have this?”

If we were designing a house from scratch today, these would definitely make the list:

🚽 A separate toilet room in EVERY bathroom. Privacy while someone else is showering, brushing their teeth or getting ready. We’re completely sold on this one.

🪥 Double sinks in the primary en suite. Because some things just don’t need to be shared. 😂

💨 A fan in the closet. Especially in the Caribbean, where keeping the air moving makes a huge difference.

☕ An appliance garage in the kitchen. Keep the coffee maker, toaster, blender and everyday appliances plugged in and ready to use, then close the door and hide them all.

🔌 Charging drawers with outlets inside. Phones, watches, cameras, chargers and ALL THOSE CORDS stay plugged in but completely out of sight.

🧹 An outlet inside the broom closet. So the cordless vacuum can live AND charge there. Such a small detail, but genius.

After years of walking through homes, we’ve realized that it’s often the little things someone was smart enough to think about ahead of time that make it a home.

And our list keeps growing. 😂

It's funny how attached we can become to the homes we sell. In Utila's cash market, properties often stay on the market a little longer, so we get to know them well.

We'll definitely miss Bella Vista, but we're even more excited for the buyers and sellers as they begin wonderful new chapters.

They just officially became Utila homeowners… even though they couldn’t be here in person for closing.

They’ve told us they’re “so stinking excited” to make Utila home, and now they’re already trying to figure out how to get back here sooner rather than later. We have a feeling the countdown has already begun! 🌴✈️

📊 What’s actually happening in the Utila real estate market?

I know a lot of people who live here, own property here, or are simply curious about our market like to keep an eye on what’s happening, so here’s a look at the first half of 2026 compared with the same period last year.

🏡 Home sales increased 75%, while total home sales volume increased 85%.

🌴 Vacant lot sales increased 225%, with sales volume up 209%.

So what do those numbers actually tell us?

First, there was considerably more real estate activity in the first six months of this year. These numbers represent completed sales, not asking prices or properties simply being listed for sale.

For homes, the increase in sales volume was fairly close to the increase in the number of sales. So the higher dollar volume wasn’t simply the result of one unusually expensive property changing hands.

Vacant land saw the biggest change. The number of lots sold was more than three times what it was during the same period last year, making land one of the most noticeable shifts in our market so far this year.

There’s also the question I’m often asked: How much are people actually negotiating?

On average, homes sold for 95% of list price, while vacant lots sold for 93%. So yes, there is still some negotiating happening, but overall, completed sales have been relatively close to asking price.

The takeaway? The first half of 2026 was simply a much more active period for Utila real estate than the first half of 2025, particularly for vacant land.

I’ll keep sharing the numbers as the year progresses so we can see whether that trend continues.

🚨 🚨 Vacant land sales in Utila are up 225% in the first half of this year compared to the same period last year (through Q2). That’s more than TRIPLE the number of sales!

So please, don’t sleep on these lots. Our market is moving quickly now! 🌴

In fact, we were getting ready to feature 5 Utila lots under $60,000, and before we could even post them, the $45,000 property - 1.5 lots with a fence, just went under contract.

Now there are 4.

So what’s the difference between them?

Utila real estate is always a tradeoff between price, view, beach proximity & area. The question is, which matters most to YOU?

🏝️ Closer to the beach? You’ll generally pay more for the location.

🌅 Ocean views & sunsets? Elevated lots can command a premium for the view.

🌿 More land for your money? Inland properties can offer significantly more area while still being minutes from town & the sea.

💰 Lowest possible price? You may trade some view, area or beach proximity for a lower entry point.

There’s no “best” lot. There’s the best lot for YOU.
