Calderiva Villa is located in Istria. It is situated on the outskirts of the city of Vodnjan – Dignano, on a plot of land of 3000 m2, of which 1000 m2 of garden, 500 m2 of parking space and 1500 m2 of olive grove suited for outdoor games (green volley, badminton, soccer etc.)
It can comfortable accommodate up to 10 people. It has 4 bedrooms, 4 bathrooms and 3 kitchens. Everything is very comfortable and well equipped.
It has 2 floors. On the ground floor there are the living room, 3 kitchens, 3 bedrooms and 3 bathrooms. The stairs lead to the first floor where there are one bedroom and one bathroom.
The living room of 80 m2 is furnished with oak furniture and hand forged wrought iron, with attention paid to every detail. In the living room there are leather sofas and armchairs. There is also a particular antique table made from stone used in the past by farmers as a container for olive oil, later adapted by adding an oak lid and hand forged hinges in current use.
The dining room with a large table ideal for a greater number of dishes, can accommodate up to 12 chairs. The kitchen is equipped with everything you need (oven, dishwasher, microwave, coffee maker...) and it is close to the outdoor dining area consisting of a table of 3,40 m and benches made from solid wood with a wooden shed. You can just as easily cook inside and serve food outside. The barbeque that is situated outside is very convenient and portable. It has 6 stainless steel burners, a grill and a side burner for side dishes.
Bedrooms and bathrooms – The 1st bedroom communicates with the living room and includes two sleeping accommodations (single or double), the 1st bathroom with shower. In this place there is also a kitchen that guests can use if they deem it necessary.
From the living room you enter the 2nd bedroom consisting of a double bed. Here you can use the 2nd bathroom with hydro massage shower and washing machine.
In the 3rd bedroom there is a bunk bed. You can also pull up a single bed. Here you can use the 3rd bathroom with shower. In this room there is another independent kitchen suited for breakfast served on the terrace of the room.
The 2nd and 3rd room can have a double function. They can be interconnecting rooms suited for a family with 2 children or they can be separate rooms if they are locked.
Upstairs there is the 4th double bedroom furnished with a large bed made from white leather, with a bathroom with bathtub.
The bedrooms are equipped with air conditioning units. All rooms and bathrooms have a beautiful garden view.
The 4 bedrooms can accommodate 8 persons. It is possible to add 2 further sleeping accommodations in order to accommodate a total of 10 persons as follows: another single bed in the 1st bedroom, another single bed in the 3rd bedroom or a double sofa bed in the hall.
Garden – In the spacious garden there is an 8x4m swimming pool with exterior shower, sun loungers and parasols, a wooden shed equipped with table and benches. Under a tree in the shade there is another wooden table and two benches with their legs made from stone. The parking place is very large. The olive grove is equipped with nets and baskets for outdoor games.

Villa Calderiva si trova in Istria, e' situata in periferia della citta' di Vodnjan-Dignano su un terreno di 3000 m2 che comprende 1000 m2 di giardino, 500 m2 di parcheggio e 1500 m2 di oliveto adatto ai giochi all'aperto (green volley, badminton, soccer ecc.)
Puo' ospitare un massimo di 10 persone che hanno a disposizione 4 camere da letto, 4 bagni e 3 cucine, molto comode e attrezzate.
E' strutturata su due livelli. Al pianterreno si trovano il soggiorno, 3 cucine, 3 camere da letto e tre bagni. Attraverso la scala si raggiunge il piano superiore con 1 camera da letto e 1 bagno.
Il salone di 80 m2, e' arredato con mobili in rovere e ferro battuto forgiato a mano, curato nei dettagli. Nel soggiorno ci sono divani e poltrona in pelle. Particolare e' il tavolino in pietra molto antico, usato in passato dai contadini come contenitore per l'olio d'oliva, adattato in seguito con coperchio in rovere e cerniere forgiate pure a mano per l'uso attuale.
Nella sala da pranzo con un grande tavolo ottimo per piu' pietanze possono essere sistemate 12 sedie. La cucina e' dotata di tutto il necessario (forno, lavastoviglie, forno a microonde, macchina per il caffe'...) ed e' vicinissima alla zona pranzo esterna composta da un tavolo di 3,40 m e panche in legno massello con tettoia in legno. Si puo' benissimo cucinare nella cucina interna e servire all'esterno. Il barbeque che si trova all' esterno e' molto comodo, trasportabilie, ha 6 bruciatori in acciaio inox, griglia, e un fornello laterale per contorni.
Camere da letto e bagni – La camera da letto 1 e' comunicante con il soggiorno e comprende due posti letto (singoli o matrimoniale), con bagno 1 con doccia. In questo ambiente e' situata pura una cucina che l'ospite puo' usare a suo piacimento se lo ritiene necessario.
Dal salone si entra nella camera da letto 2 composta da un letto matrimoniale, puo' usare il bagno 2 dove e' situata la lavatrice (adiacente al soggiorno).
Nella camera da letto 3 si trova 1 letto a castello oppure si puo' accostare 1 singolo e il bagno 3 con doccia. In questa stanza si trova un' altra cucina indipendente adatta alla prima colazione da consumare sulla terrazza della camera.
Le camere 2 e 3 possono avere una doppia funzione. Possono essere comunicanti e adatte a una famiglia con 2 bambini, oppure possono essre distinte e separate se chiuse a chiave.
Al piano superiore c'e' la camera matrimonale 4 con un grande letto in pelle bianco, con bagno con vasca.
Le camere sono dotate di aria condizionata. Tutte le camere e tutti i bagni hanno vista sul giardino.
Nelle 4 camere possono essere sistemate 8 persone, c'e la possibilita' di aggiungere altri 2 posti letto per avere un totale di 10 persone come segue: ancora 1 letto singolo nella camera 1, ancora 1 letto singolo nella camera 3, oppure 1 divano-letto matrimoniale nel salone.
Giardino - Nell'ampio giardino si trova la piscina 8x4m, la doccia, i lettini prendisole e gli ombrelloni, la tettoia in legno con il tavolo e le panche. Sotto un albero all'ombra c'e' un altro tavolo di legno e 2 panche con le gambe in pietra. Il parcheggio e' molto ampio. Nell' oliveto sono sistemati le reti e i canestri per i giochi all'aperto.
Sono ammessi animali, il prezzo e' di 5 euro al giorno per ogni animale.
Zona tranquillissima, dista dal centro della citta' pochi minuti a piedi. Nelle vicinanze si trovano i negozi raggiungibili a piedi oppure in macchina. L'antica citta' di Vodnjan (Dignano) e' d'interesse storico, ha conservato il suo particolare aspetto medioevale, con facciate di pietra lavorata degli stili gotico-veneziano, rinascimentale e barocco con numerose chiese . La spiaggia piu' vicina si trova a 5 km di distanza. Si possono visitare le isole di Brioni, un tempo residenza di capi di stato, oggi Parco Nazionale che comprende 14 isole. La maggiore citta' dell' Istria, P**a (Pola), conosciuta per l'anfiteatro romano dista 10 km. Le altre localita' turistiche istriane sono facilmente raggiungibili.
Niente di più rilassante di una giornata in barca a vela per godersi appieno le proprie vacanze. Su richiesta, a pagamento e' possibile organizzare le gite.

Diese Ferienvilla befindet sich in einem Vorort von Vodnjan in Istrien.

Das Haus liegt auf einem Grundstück von 3000 qm mit 1000 qm Garten und kann bis zu zehn Personen beherbergen. Es verfügt über vier Schlafzimmer, vier Bäder und drei Küchen und ist sehr komfortabel ausgestattet. Die Wohnfläche verläuft auf zwei Ebenen. Im Erdgeschoss befinden sich das Wohnzimmer, drei Küchen, drei Schlafzimmer und drei Badezimmer. Über eine Treppe gelangen Sie in das Obergeschoss mit einem Schlafzimmer und einem Bad. Das Wohnzimmer ist 80 qm groß und mit Eichenmöbeln und schmiedeeisernen Möbel und mit Liebe zum Detail eingerichtet. Als bequeme Sitzmöglichkeiten sind Sofas und Ledersessel vorhanden. Besonderes Augenmerk liegt auf dem antiken Couchtisch, der früher von Bauern als Behälter für Olivenöl verwendet wurde. Später wurde er mit einem Holzdeckel und Scharnieren versehen und zu seinem heutigen Zweck umfunktioniert. Im Essbereich steht ein großer Tisch, ideal für Mahlzeiten für bis zu zwölf Personen. Die Küche ist mit allem, was Sie brauchen ausgestattet, wie Backofen, Geschirrspüler, Mikrowelle und Kaffeemaschine.

Von der Küche aus gelangen zum externen Essplatz, der mit einem 3,40 m langen Tisch und Bänken aus Massivholz möbliert. Der Bereich ist überdacht. Dank der räumlichen Nähe können Sie im Inneren in der Küche kochen und das Essen dann draußen auf der Terrasse servieren. Im Freien gibt es einen mobilen Gasgrill mit sechs Edelstahlbrennern, Grillrost, und einen Seitenbrenner für die Zubereitung von Beilagen.

Das erste Schlafzimmer ist vom Wohnzimmer aus zugänglich und bietet zwei zusammengestellte Einzelbetten und ein angeschlossenes Bad mit Dusche. In diesem Raum befindet sich auch eine Küche, die der Gast bei Bedarf gerne nutzen kann. Auch das zweite Schlafzimmer betreten Sie vom Wohnzimmer aus. Es ist mit einem Doppelbett eingerichtet. Das dazugehörige Badezimmer liegt neben dem Wohnzimmer und verfügt auch über eine Waschmaschine. Im dritten Schlafzimmer finden Sie ein Etagenbett oder Sie können auch ein Einzelbett aufstellen. An dieses Zimmer schließt sich das dritte Bad mit Dusche an. Außerdem befindet sich in diesem Raum die dritte Küche. Hier können Sie z. B. Ein kleines Frühstück zubereiten und es auf der Terrasse des Zimmers genießen. Die Zimmer 2 und 3 können miteinander verbunden werden und eignen sich für eine Familie mit zwei Kindern oder sie können voneinander getrennt, mit dem Schlüssel abgeschlossen und separat genutzt werden. Im Obergeschoss gibt es das vierte Zimmer mit einem großen Doppelbett aus weißem Leder und ebenfalls einem Bad.

Alle Zimmer sind mit Klimaanlage ausgestattet. Außerdem verfügen alle Zimmer und alle Badezimmer über Gartenblick. In den vier Zimmern können Schlafmöglichkeiten für acht Personen arrangiert werden. Es besteht zudem die Möglichkeit, weitere zwei Betten hinzufügen, sodass insgesamt zehn Personen beherbergt werden können. Sowohl in das erste als auch in das dritte Schlafzimmer kann jeweils ein Einzelbett hinzugestellt werden oder es kann auch von zwei Personen das Schlafsofa im Wohnzimmer genutzt werden.

Im Garten gibt es einen 8 x 4 m großen Pool mit Duschen, Liegen und Sonnenschirmen und einem Holzvordach über einem Tisch und Bänken. Unter einem Baum im Schatten gibt es "ein weiteres Holztisch und zwei Bänke mit gemauerten Tischbeinen. Ausreichend Parkmöglichkeiten sind auf einem Bereich von 500 qm vorhanden. Im Olivenhain von 1500 qm sind Netze und Körbe aufgestellt für Spiele im Freien, wie Volleyball, Badminton oder Fußball.

Das Meer und den Strand erreichen Sie nach ca. 5 km. Einkaufsmöglichkeiten und Cafés/ Restaurants finden Sie in ca. 300 m.
