A larger house is not necessarily the better buy.

When looking for real estate, it’s natural for a larger floor area, more rooms, and a bigger plot to seem more attractive. However, when buying a house, it’s worth looking beyond just the purchase price—you also need to consider how much it will cost to maintain year after year.

In Hungary, residential energy prices are currently relatively favorable up to a certain consumption limit. Electricity is around 36 HUF/kWh within the discounted tier, but jumps to roughly 70 HUF/kWh above it. For natural gas, the discounted price is roughly 102 HUF/m³, while above the defined consumption threshold it is about 747 HUF/m³.

That is why, over the long term, there can be a significant difference between two similarly priced houses: one might be 80 m², well-insulated, and easy to heat, while the other is a 160 m² building with outdated energy efficiency.

In many cases, a smaller house is not only cheaper to buy, but cheaper to maintain as well.

And there is another aspect I think is worth considering: having multiple heating options.

A house equipped with alternative heating methods alongside gas—such as a fireplace, tile stove, or other options—can provide greater flexibility in certain situations. You don't have to rely everything on a single energy source.

The same goes for energy upgrades. From time to time, various support and subsidy programs appear in Hungary to help with insulation, window replacements, or other energy efficiency improvements. Recently, even free attic insulation programs have become available under certain conditions.

This means that a house currently in average energetic condition, but with a good structure and great potential, can hold significant long-term value.

That is why today, when looking at a property, I wouldn’t just ask:

„How many square meters is it?”

Instead, I’d also ask:

🔹 How much does it cost to heat?

🔹 How good is the insulation?

🔹 How many heating options are available?

🔹 What is the condition of the windows and the roof?

🔹 How much does it cost to cool in the summer?

🔹 How easily can it be upgraded? (There are major differences depending on building materials)

In the future, a well-designed, easily maintainable 100 m² house might actually be worth more to a buyer than a 180 m² property that constantly generates high costs.

In short: bigger isn’t always better. 🏡

🌡️ Could rising temperatures change the real estate map?

When buying a property, location and condition are still among the most important factors. But as summers become hotter, I believe some other factors may gradually become more important too.

💧 Water – reliable water supply, access to a lake or reservoir, a private well, rainwater collection and water-efficient solutions could all become increasingly valuable.

🌳 Large trees and green surroundings – a well-shaded, leafy garden can become a real asset during hot summer days.

🏡 Could traditional farmhouses make a comeback? Traditional Hungarian parasztházak, particularly those with thick adobe walls, can naturally stay surprisingly cool during hot weather. Their thermal mass and traditional design may become an interesting advantage in a warmer climate – especially when combined with modern insulation, ventilation and other improvements.

☀️ Keeping a house cool – perhaps we will start paying as much attention to summer comfort as we traditionally have to winter heating. Good orientation, natural shade, ventilation, insulation and thick walls can make a significant difference.

🌲 Microclimate and location may also become more relevant. A property surrounded by forests, at a higher elevation and with good access to water could become increasingly attractive compared with a densely built-up area that becomes extremely hot in summer.

⚡ Energy efficiency and independence – solar panels, batteries, heat pumps, good insulation and low energy consumption can reduce running costs and help keep a home comfortable throughout the year.

And perhaps this could even influence the relative value of different regions within Hungary.
